Plus ancillary construction costs
Plus garage/carport
Plus outdoor facilities
Plus painting and flooring

This is how I took over the calculation from the former moderator who was an expert.
Back then, however, 1800€/sqm ... depending on the place of residence. Unfortunately, I do not have it exactly on it.
But in a proper calculation, the calculation is correct as above.

I only skimmed through the last pages and with some of the answers here, honestly, I’m left speechless – but hey, I’m joining in for a round too ^^

House built 2017-2018, moved in 02/2018:
180 sqm, of which 40 sqm is a granny flat, features well – medium to standard? – everyone sees that differently (underfloor heating everywhere, 2 bathrooms including walk-in showers and 1 tub, 1 toilet, electric shutters everywhere, 2 skylights, 3 front doors, solid electrical fittings, tiles on the ground floor, partly floor-to-ceiling windows) if I forgot something hmm ) outside there will be a carport and paving – 120 sqm – and 50 sqm gravel driveway, well and then there’s the garden too.
Cost without paving, gravel, carport, and the rest of the garden: 290,000,-
For the rest we still have just under 25,000,- left and that will be enough since we do a lot ourselves.

It’s definitely possible to save costs, we built with individual contracts with a local company, taking care of a lot ourselves and also quite a bit of DIY inside the house – complete drywall, wallpapering the bedroom, and laying laminate. The rest was done by professional companies.

Don’t let yourselves go crazy and have fun building.

So I signed the offer from a local general contractor today.

City villa 9.5x9.5m, KFW 55, half clinker, half ETICS, lower floor fully tiled, upstairs bathroom tiled, rest vinyl. EVERYTHING plastered and painted white. Mostly floor-to-ceiling windows, anthracite windows, underfloor heating everywhere, electric blinds everywhere, central controlled ventilation system, gas boiler with solar, 8 network sockets, 85 power outlets, downlights in the stairs, floor-level shower, and so on and so forth.

€245,000! and we don't have to lift a finger ourselves, except for carport/garage, garden, and paving work.

Congratulations. Welcome to the circle of DIY store loyalty card holders, square people, garden lovers, garden gnome arrangers, Saturday lawn mowers, grillers.... 245 plus country for 100 plus 50 on top for garden, driveway, telecommunications, gas and electricity and water. Just under 400 all included. But it is also a big house. If I were allowed, I would get another 20 to 30 out of it....hihi. Then it looks different and in the neighborhood they whisper, look, they must be running low on money. Karsten

Hm..140 sqm living space without basement. You already noticed that you’re not far from 2000€ per sqm yourself, right?

Has the bathroom already been patterned? 85 power outlets are ok. But not exactly outstanding either.

But also from me...congratulations

You are doing quite well. But the plot only costs €75 per m2, and at €664 we are at just under €50,000.

Including the kitchen, we have budgeted the whole project at €350,000. The garden will be done ourselves. The paving as well.

A new grill with natural gas connection must of course not be missing then!
