Is new construction under 400k€ still actually possible?

Wow - that North/South sting runs deep. Native Berliner or just vague world-weariness? Quite a bit of blood pressure for a civil servant.

Well, we chose roller shutters for a variety of reasons. In the bedrooms, you can indeed pull the shutters down during the day to keep the heat out as much as possible, same in other rooms (the upstairs bathroom) that are used more in the morning and evening, and downstairs in the living room I find it cozier in the evening when it's dark (but that has nothing to do with hiding any sins ) and in winter at night you can keep the cold out a bit more (at least it feels that way). During the day in summer, the shutters will probably rarely be used, but basically I find it practical to be able to darken rooms without needing heavy curtains.

We also want to retrofit roller blinds in our old building. I think they are worth their weight in gold. Especially this summer... thankfully we have no windows facing south, otherwise we would have been roasted. But the windows facing east and west were enough to heat things up. Yes, I am heat-sensitive and I close everything in midsummer when more than 30°C are forecast. Cold air is let in before 8 a.m. (or whatever can be called cold in the extreme heat during the day) and then everything is kept shut until evening. Curtains and blinds and on the roof the external roller blinds as well. That’s why we want to retrofit roller blinds on all windows eventually. Especially for the kids it’s good to be able to darken from 8 p.m. in the summer, not only because of the heat but also because of the light. It stays bright until 10 p.m. and from 5 a.m. again. But I am also a declared heat-hater. I am a total winter child, give me snow and -5°C and I am happy. Oh, and roller blinds are also good in winter to keep the warmth at night.

To conclude the topic of roller shutters from my side: No, Obstler, I am not a Berliner at all, born in Kiel, never lived outside of SH except for 2 terrible years in Hamburg.....

I really read a lot here and often agree with Nordlys, but not here... I live roughly halfway between Denmark and Hamburg on the North Sea coast, and the only luxury I allow myself are blinds. I grew up with them and have been living in a rental apartment without blinds for 4 years, which is hell... I sleep better in 100% dark rooms than if light shines in. It gets to the point that, for example, when I work at Wacken Open Air, I sleep at my parents’ place so I can actually get some rest. My girlfriend grew up without blinds and is not bothered by light when sleeping at all.

And yes, we also have summer up here, and last year it was not exactly short or cold. It was nicely warm, if not even hot, and for quite a long time. Blinds are definitely nice for darkening. My buddies however build without, but price is always the argument, not the benefit.

Price-wise we hopefully will be at 1,800 / sqm

180k for 96.75 sqm ground floor and 60 sqm expansion reserve on the upper floor (Yes, I know, you don’t find the floor plan quite optimal)
38k for ancillary construction costs
40k plot (including purchase ancillary costs)

are calculated. Outdoor facilities, kitchen and furniture of course on top of that.

As soon as the upper floor is expanded, we might even come below 1,800 / sqm, since the necessary expensive equipment is already there.

The shell construction is at least so far on schedule at around +-0 (more expensive items are balanced by cheaper items).
