Sorry, but precisely in such a list, no matter who approved it, lies the euros that make a house expensive.
Who says that shutters, meaning the heat protection, have to be electric?
Have you ever thought about what shutters are actually good for? Why and when they are operated and why they have to be electric?
Everyone is shouting for shutters without even giving it a thought.
Or why a normal key for the door should no longer be good? Is the argument about losing it coming now? That’s ridiculous.

Lift-and-slide doors may be good for narrow rooms, but not as a rule. You’re already acting as if a house without these things is social housing standard.
Not everything that is more expensive on the market is great.
For example, built-in ceiling lights as a good example.
Very expensive overall, but no additional benefit. But everyone has to have them because that’s the trend now...
But honestly: they’re already off-putting again, and if someone asks: they had their time. But that time is over.

If you all protect your comfort as the highest good, then don’t be surprised about the house price.

I know. And at 108 sqm, let's say 1700/sqm (SH, very little upgrading, no controlled residential ventilation), that would be about 185k for the house. Doesn't that roughly include kitchen and some furniture? That's not "cheap" for the price-performance ratio! He just booked very few services. Edit: Roller shutters for example, he has: None

That's what I meant. I only listed positions that many define here when asked about the standard. Oh, nothing special, just... Even the OP has some such points in the list

For me, many "standard" things here are already luxury. I assume the standard to be a 0815 house, rectangular basic shape, one full floor plus an attic floor, two skylights added. Simple gas heating, radiators. Plastic windows of normal size plus a patio door. Normal shower tray, normal bathtub, two toilets. But I can also understand that people want to put something "decent" in. And that they still like a cozy underfloor heating. And a large, floor-to-ceiling shower, a stylish freestanding bathtub... "after all, you only build once." In the end, however, every extra wish and extra square meter delays paying off the loan. To be honest, I am very happy that I am not faced with the decision to build a house – to be frank, I probably could not stick to the minimal standard for everything either.

Except for the underfloor heating and the boring anthracite windows, there is definitely nothing standard in the list. For me, standard is what most providers offer without upselling or what over 80% of builders install. I know many who at least have mechanical shutters upstairs, almost no one has installed controlled ventilation, front doors with fingerprint are very rare, lift-and-slide doors are seen more often depending on the house concept, walk-in closets sometimes, etc. Standard is white fixtures and plastic wherever you look...
