Is new construction under 400k€ still actually possible?

to Steffen. Please consider what you say. I am not lying. When I say 285 I mean that, without leaving anything out or withholding anything. That was 10-2017 our actual paid costs, and 11.9.17 was occupancy. Of course, a few things accumulated afterwards. Summer 18 a garden house. Beach chair. A few more blinds. Some furniture.... but that has nothing to do with the construction anymore. Yes, SH is cheaper than other regions, that's also true. But when I drive through Germany with open eyes, I also see why it often becomes so expensive elsewhere. Besides unavoidable earthworks on slopes in the south, it is in my opinion also the tendency to build very large, garages, basements, two full floors, exorbitantly expensive doors, etc. You just have to follow your pictures in the picture thread and then you also know why it becomes so expensive. I don't have to convert anyone there, but be sure of this, it can also be done differently, simpler, cheaper. And at the end of the day, according to sociological studies, the happiest Germans live in SH. In small simple houses from Team massiv and the like. Karsten

I always think about what I say and I stand by it: Everyone can believe what they want. Period! I don't believe you and assume that you are hiding costs. Just let me. Ultimately, I don't care anyway...

You can overdo it too, Steffen.. I claim that it can even be done under Nordlys costs and even under 250k!

If you accept certain limitations (without basement/garage, as well as in the countryside and with minimal equipment).

As already mentioned before, we are with “upscale” equipment and about 170 sqm well under 400k.

I often have my own thoughts about that too. This "you only build once" is often taken to the extreme here in terms of size and equipment.
And even though my house with controlled residential ventilation, yes gas, but with a fireplace and some extras as well as good equipment and expensive roof on 138 sqm only cost about 200,000 (however in 2013, ancillary building costs exactly around 20,000), please calculate realistically 2000/sqm.
Anything else can really hurt.

The trend of imitation among the circle of friends (fireplace, KNX) is expensive.
Or building a house with two left hands, because having it done is expensive too.
And if you have a 40-hour week at the desk, please stay away from a lot of DIY.
And so on.

I honestly don’t know why has to serve as a counterexample for whatever here. With only 108 sqm, no basement, hardly any slope, no controlled residential ventilation, and only very slight upgrades, what price per sqm does that come to? Exactly. It’s not that cheap that one would have to assume leaving out some costs here.

If you now have 50 sqm (=100k euros) more (standard size in many plans here), plus controlled residential ventilation and significant upgrades in sanitary installations, plus more expensive earthworks due to slope and/or basement: of course, then 400k can’t be maintained.

So what is the surprising element here that could cause doubt? I don’t understand here. The price doesn’t come from building "cheaply." It’s just that a lot was left out. I don’t see extremely low construction costs per se anywhere.

Then you phrase it differently. You can save money on construction if you reduce or simplify the equipment. Many things are standard today such as Anthracite-colored windows Lift-and-slide door instead of hinged Electric shutters instead of mechanical Walk-in closet in the smallest cabin (the wall costs too) Which front door still opens with a normal key? Underfloor heating Controlled residential ventilation Etc. Chand in Nordlys setup includes the property incl. moving everything inside
