Sure, the "standard" is a bit different for everyone, often read here as well
The construction is to take place in RLP. As described above, in my opinion nothing out of the ordinary.

-140sqm-150sqm bungalow without a basement with double garage including house entrance
-electric shutters
-underfloor heating
-network in every room
-hip roof possibly
-brine heat pump (desired, but it's a cost issue)
-photovoltaics

No "active ventilation" no KFW 40+ or other overly insulated, preferably just 36.5 aerated concrete and plaster, finished Of course only if it is possible according to Energy Saving Ordinance 16...

These are the special wishes that come to mind now. The choice of materials also has a significant influence, but maybe that can still be toned down a bit...

I always find it cute when people talk about "bare standard" or "standard". Since you already researched this in 2016, you must know that, for example, many general contractors include such a sink as standard. This quality then runs through the construction performance description. I don’t know anyone who does not upgrade something like that. Of course, there are other general contractors who don’t have such things in their standard construction performance description, but there you also have to dig deeper into your pocket.



Regarding your numbers:

Building plot = €80,000 including real estate transfer tax
€2,000 x 140sqm or 150sqm = €280k or €300k for a bungalow.
I like that you calculate like this

(Double) garage = approx. €20,000?
Possible as a prefabricated garage with updates possibly more expensive. As a masonry double garage €40k upwards

Garden + driveway paving at minimum = approx. €10,000?
Certainly not, more like double that

Kitchen = approx. €15,000?
The kitchen price is up to you! For example, I calculated €10k and it turned out to be €16k.

Additional construction costs = €20,000?
Certainly not. But it’s difficult to calculate because it depends on which items are included here. House connections flat rate €10k, drainage, landfill, civil engineering, surveying, soil report, municipal fees, etc.

My neighbor built with a general contractor and the civil engineering alone caused him an additional financing of €16k.

Thank you very much for the assessment, I also suspect that you will be right about that. We really have over 50 [Danwood] houses in our district, friends are also building with them, but at the moment I prefer the solid house. And according to many forum statements and also from acquaintances, solid construction in the end is not more expensive, sometimes even quite the opposite. But that is another topic now.

Your definition of standard is quite strange....you tend to understate it :-p

Well, no pool, no fireplace, no walk-in shower, freestanding bathtub, kitchen island and all the things you have to have these days...

I almost consider mine "normal" by comparison

But thanks for your objection and the list above.

Hello,

unfortunately, some points that you think are "nothing extraordinary" are often not standard:

Electrical shutters -> are not standard with general contractors in the lower price range
Underfloor heating -> is not standard everywhere either
Network in every room -> not standard
Brine heat pump -> not standard, usually air-water heat pump or gas boiler
Photovoltaics -> of course not standard

You should not save on a ventilation system; better leave out the photovoltaic system for now or just have an empty conduit laid for preparation from the roof to the utility room.
