70k incidental building costs with basement and kitchen and outdoor facilities will not work. This is not an attack, we are building ourselves right now.
We also need the 70k, but we are building without a basement on a completely level plot.

And: The 400k may be the standard package without upgrades, but be sure that it will not stay that way. Depending on which prefabricated house providers they are, quite a bit can be added on top.

We have been dealing with this for already three quarters of a year and it will definitely fit. Also, the 70k incidental building costs with basement and kitchen definitely fit.

we built last year with the same construction sum of 560,000€. I would advise you not to take on too much financial burden. Sure, it's possible to save quite a bit over a few months, but a repayment period of about 30 years can be a long dry spell. If you have more money saved up, you can make special repayments, but keep in mind that when you have a new house, you often want to treat yourself to something, e.g. new furniture, pictures, curtains, etc. We didn’t even have to take out half of your amount and are now paying back 1,200€ monthly. That is very little compared to our net income, but I couldn’t imagine having to think every month about what I can still afford and want. We live in the here and now. If I have anything left over, I’m happy to use it for a special repayment, but we still want to live normally. I also find reserves of 30,000€ too little. I would try to save up a cushion in the next few months. What if you separate and have to pay out the other person or the other person has to furnish an apartment? Maybe there will be a wedding soon? Unforeseeable things always come up. Are you currently still living with your parents? In that case, you also lack an overview of what you have to pay for monthly, e.g. insurance, furnishings, maintenance, etc. I have some friends who practically moved from their parents’ house directly into their own house and initially complained a lot about all the living expenses.

We have been living together in an apartment for a few years now and in my opinion know much more than the average person what it means to save. As I said, it all depends on the standard of living. As far as numbers and monthly burdens are concerned, we are very well prepared and everything is planned. We know exactly what is coming, definitely!

To be honest, I don’t particularly like people who build and also go on holiday twice on the side and buy new furniture every 3 years. Maybe it’s because these people have everything handed to them on a silver platter by their parents/grandparents, etc.

Then you already have a good foundation if you live together. I can confirm that you appreciate it all the more the more you have saved for the house construction and especially what you have contributed yourself to the house. You will enjoy it every day later.

15,000€ reserves available in 2 years (partial prepayment or reserves possible)
approximately 10,000€/year additionally saving for the next 6 years (partial prepayment or reserves possible)

The 1,600€ is calculated over a term of 32 years.

We will be finished paying off significantly earlier than the retirement age if we do NOT make any partial prepayments.

In principle, I am currently asking myself what I am worried about?

That's exactly what we keep telling ourselves.

However, it also just makes you really angry when you see who is currently building and in what financial situation... We probably shouldn’t even question whether it’s all manageable or not...

What about the architect's fee? Earthworks 20,000 for a house with a basement? A bargain if that works out. Although I find it bold to simply accept this figure without a soil survey... Outdoor facilities 15,000 - it also depends a lot on what you have in mind.
