I have already criticized the priorities before and renew the criticism after your last posting. Whether it's a rooftop terrace or a pool table. These are goodies. Luxury. Nice to have. You can have them, but you don't have to. Children _live_ practically full-time in their rooms when they're not outside (or should be). That is their center, like the living room is for you. It is essential to have adequate space there to arrange and use it flexibly. Yes, initially that doesn't have a cool factor to show off, but in the long run it is significantly more urgent than a rooftop terrace.

First the basic needs, then the goodies. Underwear beats iPhone.

I even find 12sqm totally okay for a children's room - in a modest 110sqm single-family house that the parents save up from their modest income. But sorry, for a palace like the one you are planning, I have 0.0 understanding for that. It seems you only care about your own needs and cool goodies. Actually, I would say, wait until the children are there, then hopefully you will see the priorities differently. But I think I have read that the children already exist. All the more shocking for me, sorry. And what exactly does the price of the plot have to do with that? All the more proof that you have money to burn but prefer to spend it on yourselves rather than on your children!

Read my post carefully, most of the money goes on the big garden. And this is for my children, not for me. Half the plot size would also be fine for me.

Oh yes, land price = area * €/m² so the bigger the garden, the higher the price.

How many children do you have to be able to have a say? My kids go crazy during the week if they don’t get out of the apartment. They simply have no interest in their rooms.
We set our priorities the way we think best suits our children.
And if they even remotely take after their parents, they will be in their rooms at most to sleep.

The house shape and thus the floor plan are dictated by the building plot. Besides, the original question was how the upper floor could be redesigned so that the children’s rooms become bigger. So if you don’t want to/can’t contribute constructive posts on that, you can just leave it.

And judging others based on the size of the children’s rooms. Sorry, but that’s really too silly for me, how do you even know my children’s needs...
You can train yours to be couch potatoes, I won’t.

So I would just shout STOP in between.
The child discussion always stirs up emotions. I think we should all agree here that everyone does it according to their own discretion and not how others think it’s right. At least as long as child welfare doesn’t come knocking.

I also find 12m² completely fine. The kids still have the garden and the rest of the house is also there. I think there are many children who would be happy with such a home.

Apart from that, it’s important that the parents are happy too. Because if they are annoyed, the children feel worse as well.

On the topic: the rooms upstairs are, in my opinion, pretty stuck. There’s hardly any improvement possible without messing it up. That would annoy me quite a bit. You build a huge house - and most don’t do that often in their lives - and yet it’s not perfect. So my architect would have to go at it again. Simply start over. Maybe the L-shape isn’t ideal, maybe better a bay window or two. Or move the stairs, or, or, or. That would really bother me if it can’t get better.

Well, the floor plan IS changeable... you know that, since you are asking here, very precisely



That's right, but the will is probably not really there, because you argue in the wrong directions.
It’s about Alex and the woman from the Eifel (and a few others) that the proportions with your bedroom and the children’s rooms are not right.
While you allocate yourselves about 26 sqm (where you only sleep), you don’t even allocate each child the size of your personal bathroom. Even the guest gets a larger suite.

The garden is indeed a nice pastime for children, especially in the phase of playing and exploring, but that eventually ends – when children get older, they spend more time in their personal space... and that is relatively small compared to some other rooms.



You should think about this sentence

P.S. I also find 12 sqm acceptable – but for every extra sqm I personally secure as a retreat, the child should also get a personal share.

I also find the ratio extremely suboptimal. It's nice that one wants the children to come after the parents, ... however, the decision does not rest with one alone. But there seems to be a resistance to advice here, so just let him do it.
