I would also see the house as long and narrow, but rather make it 8x11 m instead of 7x12 m. At 7 meters, the floor plan is more difficult because you can hardly get 2 decent rooms next to each other. After deducting walls, they only have just under 3 m in width. And you don’t necessarily notice the 1 meter in the garden. I would only make a single garage on the east side and another parking space in front of or west next to the house. That can also be created without its own access road, so directly adjacent to the street. Then the house can be shifted further east and you benefit from a nice west garden. How far you place the house away from the street you have to decide yourself. If I had all the living and sleeping rooms facing the garden, I would build as close to the street as possible. Many flowering perennials can also be accommodated in [2,5 x x Meter].

Oh yes, and the entrance definitely from the north. This is definitely advisable for a rectangular house shape and orientation. Also, the mail carrier and others don’t have to walk so far into your property or squeeze past the car.

You definitely notice the "missing" meter in the house more painfully than it brings more joy in the garden. 7x12 compared to 8x11 is about like 1.71:1 versus 1.38:1, i.e. seven by twelve conceptually results in a "single-axis" house (for a rough idea google "Straßendorf" compared to "Haufendorf") in the style of a single (roof) courtyard or – for which one would have to be crazy in my opinion to implement this freestanding – in the style of a mid-terrace house (not yet a "bowling alley," but not miles away either). Without "necessity" (such as represented by a narrow building plot) I would not restrict myself to such a format when planning, but first develop the floor plan freely.

Sorry that my feedback took so long to arrive!

Thank you very much for your responses! With that, we are confident that we can create something nice on the property.

In the meantime, we have also received the approval for the property :-)

The idea of adopting a house approximately 8 m in size and placing it in the far northeast has been on our minds for a while now, and we like it very much. Also the layout of garage - parking space.

Since we still don’t want to go into the first planning meeting too fixed, we have scribbled a lot and looked at pictures and floor plans, but nothing very concrete yet. Next week we have a first appointment and are excited.

With a local timber builder, whom I had a nice chat with years ago at a trade fair.

As far as I remember, they usually work with an architect, but they have people in-house who can handle planning.

We want to build compactly and with simple, clear shapes. Therefore, it would be most appealing to me if the planner understands construction... so either someone directly from the timber builder or an architect who ideally has carpentry experience... we are starting with the first option to get initial feedback and a price for our wishes and to be able to discuss with someone where self-work makes sense, what the principles in planning are that we should consider to avoid cost traps, but which might also be things we have so far thought to be avoidable but perhaps don't actually cost much more...

In the meantime, we had the idea to open up the rooms on the upper floor all the way to the roof, if possible also extending over the hallway, and to insert a second level in the children's room, which would result in a spacious children's room despite a small room footprint... but these are currently just ideas...

We are sure we need a basement. But whether, for example, using a basement room as a living area is possible, what this would mean energetically and otherwise... that is something we just want to talk about with someone...
