... already significantly better

And, one could consider not choosing a pantry, after all there is a large basement and possibly even placing the entrance to the left side of the stairs according to the plan and instead of the entrance having the guest bathroom. That way you have a spacious hallway area with a cloakroom area.

But definitely, this arrangement of kitchen/dining/living is already more sensible, especially also the living area, since in the original plan you basically sit in a passage area.

Yes, I had thought about that too, but then we would quite significantly change the exterior view. I’m afraid that panel will just stand there again and want to start from scratch. And if we do that, the architect can pull himself together and come up with something nicer right away.

I would have skipped the dressing room and treated myself to a huge rooftop terrace instead. From there, I would look at the stars on mild nights.

Hey sorry for writing only now, I haven’t gotten around to it yet. The ideas are really great, do you happen to still work as a planner on the side? If not, you might want to think about it ))

The roof terrace would definitely be cool, but whether the costs would work out, I don’t know. It’s actually almost too expensive for me now.

The kitchen thing wouldn’t work like that unfortunately, since we wouldn’t be able to fit our current one in there. The problem is the floor-to-ceiling window. You wouldn’t be able to put anything there. Although the layout admittedly is a lot more efficient than before.

The mentioned terrace will mostly be on the east side anyway, as that’s where the actual garden is. The architect hadn’t drawn that in yet.

I also really like the upper floor, though the hallway would probably need to be made wider. I think 1.3m is probably too narrow, you’d feel a bit cramped. Of course, that would come at the cost of the children’s room. Then one kid would have drawn the short straw
Though who knows, maybe it will stay at two anyway, it’s already exhausting enough
