How to change the floor plan?

Well, I would have thought that it hardly makes a difference whether I have an additional room or a rooftop terrace. In the room, you have sockets, plastering, walls, painting, parquet or similar, and on the terrace, the waterproofing, tiles, and a railing. The latter actually seems almost cheaper to me. But it’s irrelevant anyway since the dressing room was rather too small and the exterior view was already finished.

Yes, isn't the house somehow the wrong way around there? The cozy corner is at the bottom left of the plan. Or is the plot so narrow that it only fits in that way?

Take a look at the overview. The dashed lines are the building envelope.

It's all relatively tight. There really isn't much room for maneuver anymore.

Oh my goodness. Ok. But seriously, don’t you also think that your house is facing the wrong way? Regardless of whether it fits within the building envelope or not. Now take the house and turn it around. You immediately think - yes, that’s how it should be. That would be ideal.

But in my opinion, that has something to do with the fact that it wasn’t designed for your plot at all. To me, it looks more like the architect just pulled his standard house out of the drawer and simply placed it there. Then maybe sorted the rooms a bit, and that’s it.

Don’t get me wrong, I think the house is ok. But not for you. I’m just saying 800K euros.

One should see the house in relation to the property. Then the 800k is actually almost too little.

But why rotate?
Living room facing the east side?
As it is now, it has a south orientation.

If you also draw the terrace on the garden side, it looks quite different.

No. That would probably create more distance for the view from the living room to one's own fence, but otherwise I don't see any ADVantages in the change.
