How to change the floor plan?

The block is unfortunately intentional. In the development area, there are completely different blocks, ours is a joke compared to them.

The double washbasin is coming out, people only use one anyway. The problem is that we actually like the floor plan except for the children's rooms. Although my brother had an even smaller room, which I always found very cozy.

Maybe the room in the show house only seemed so small because it was empty. In our rented apartment, I also initially found the 10 sqm study too small when the furniture was removed.

Of course, it is somewhat decadent to have such a large bedroom, but at the moment 22 sqm is not enough for us. Because the clothes currently hang on 2 clothes racks in addition to the wardrobe.

Over time, quite a bit accumulates. Then there is the cross trainer that has to go somewhere...

Visually, your house looks like an office building in an industrial area. I personally find this Bauhaus style more beautiful when it is built somewhat "interlocked." A straight staircase (perhaps with a glass railing) would suit this style better. I would also (as suggested) plan again. The hallway upstairs is large but very dark, and the children will hardly play there. In the children's bathroom, you don't need two sinks because children don't use the bathroom together. If the sofa stays where it is, you will never have peace on it. Everyone who goes into the kitchen (and with three children, practically someone is always passing by) passes behind it. At least a door could be made from the hallway into the kitchen.

Of course, that would be better. But every interlocking costs extra money again and certainly doesn't bring an increase in living quality.

I want a house that is functional; whether it is beautiful or ugly doesn't matter to me in this case.
Sure, it would flatter you if passersby turned pale with envy when walking by. But I can easily do without that as long as I feel comfortable inside.

That is exactly the problem with architects, in my opinion.
They design a beautiful house that looks great from the outside. But inside, it lacks living quality.
Preferably with a gallery, so that the noise from the living room booms as unfiltered as possible into the bedroom.

You also have to learn to let go of things.
You have a basement with a floor area of about 350 sqm... and you have a basement where you can put things that you might currently store in the bedroom. If that’s not the plan, then why have such a huge basement at all?

And "play hallway": as already said, it will probably be used very little anyway, because you always have to put everything away. The basement is generally better suited for that.

It is "only" 300 sqm of floor space.
I need at least 5m*6m of floor space for my billiard room.
That wouldn't be possible anywhere except the basement or the third floor.

At most, some kind of extension/nesting at the front of the house would still be conceivable. But whether that would come close to a basement in terms of cost/benefit ratio I can hardly assess, but I rather think not. Especially since then the storage rooms would be missing.

With so many clothes, decluttering helps. capsule wardrobe is all the rage right now.

I don’t like the OG at all.
Parent area too big
Small children’s rooms in relation to the living space
Large, dark hallway that probably isn’t used as a play or lounge area. Above all, is that what you want? In a few years, a few teenagers will be sitting outside your bedroom door at night, and you want to sleep undisturbed.
The staircase feels forgotten and somehow squeezed in to me.

On the ground floor, I would swap the kitchen and the workspace.
On days like today, it’s anything but quiet on your terrace, and can you still work effectively there?
