House for 260,000 euros unrealistic?

yes, but I think it really refers to the budget and the building partner.

If you have a small budget and little room to refinance, you should really reconsider, building cheaper means basically EL (if you can manage it) or a cheaper building partner who does not show leniency. Their margin is also smaller.

So maybe increase the budget after all and look for a reliable building partner.

More budget does not always mean a golden faucet, but reasonable construction execution

But that is not quite true either. If you are not building in Munich, there is probably not a single TuC single-family house that costs 250k in basic equipment. Extras are definitely included in the price. For example, for us, an air-water heat pump, underfloor heating, 2 level-access showers, shutters, several additional windows (floor plan changed anyway), a completely additionally built room measuring 4x5m (accessible as a balcony), and all other usual upgrades. So for the money, we get significantly more than the TuC standard.

It's a pity that the OP only reads and no longer responds!

Did I write that I am proud of it?? What nonsense are you writing? Why should I be proud of a price?
It really isn’t fun anymore to write here!

I just wanted to show what is possible if you give up luxury. We lack nothing, it is a beautiful and tasteful house that serves its purpose! But that is very individual.

By the way, it’s not like we avoided all additional costs. We have two fairly large bathrooms with walk-in showers, anthracite windows inside and outside, everywhere double-layered drywall, of course shutters. We also completely customized the floor plan, added a storage room and pantry.

We have everything we need.

Construction started 2 years ago. 6 months later we moved in!
