If you reduce the living area to 95 to 100 sqm and skip the rip-offs from Town & Country, a local reputable construction company will almost certainly build you a bungalow without a basement in solid and good quality for 260,000. Especially if you help with all the work. You don’t even have to do anything by yourself.

We also calculated for a long time. The cheapest offer for a small house (as of January 2018) was 240,000 euros for a house with a basement and approximately 93m2 living space, plus about 54m2 usable space in the basement and a small attic storage room. This included floor coverings, heating, 36 cm bricks, etc. It is a solid house that came 1:1 without changes from the catalog of the local provider. The ancillary construction costs were not included, for which you really need to budget at least 15%, preferably 20% (10% would be a lucky case if everything goes ideally). In our case, 9 out of 10 providers underestimated the ancillary construction costs, probably for sales tactic reasons. You really need a buffer. I was therefore grateful for this forum, which often warned here against all too naive decisions.

They build you a solid Ytong house. Look at the prices for Ytong solid houses, then you have a benchmark. Everything that is not included in the 'basic' standard equipment, they of course charge extra for.

I was pretty frustrated at first in the summer but thanks for the tips. We have now bought a plot of land in another town with a lot of luck. There, the square meter only cost half.

Currently, we are concerned about the earthworks since we cannot yet assess what lies ahead. We have a bit more than 1m slope over a 20m plot length and no optimal soil conditions. We will wait until the surveyor has been there and the soil report has been created.
