House for 260,000 euros unrealistic?

It is near Stuttgart and unfortunately no joke... It probably won't get any cheaper either. If it really isn't feasible, then so be it. But the comment doesn't help now.

Nuremberg Eibach for example: currently up to around 1,250 euros/sqm. Unfortunately, this has become normal especially in metropolitan regions.
I would be more cautious with prefabricated house offers. We were also excited to have found a house for 240k, until the actual calculation was done, then there was quickly a 3 instead of a 2 at the beginning of the sum.

There are also quickly unexpected additional costs such as extra house connection fees, surveying costs, or development charges that you did not factor in. Therefore, I definitely recommend clarifying these things, because with only 260k euros, they can quickly make a big hole in your budget. You should see what really remains for the house in the end. Additional costs quickly amount to 40k euros.

He means to say that it is unlikely to build a below-average cheap house in this above-average high-priced area.
Get a concrete offer made for YOUR plot of land, not a price from the brochure.
As mentioned here, it is possible with noticeable compromises in comfort and at the same time contributing some own work, the latter is however difficult to impossible with TuC as you would probably disrupt their schedule or process and make the own work pointless.
Wallpapering, painting, etc. is unfortunately no longer real own work since almost everyone has to do this, savings beyond that would have to be possible. However, giving up on equipment seems more realistic to me.
Where exactly is the plot? Can you live with 110sqm? Is a standard floor plan enough for you? Etc...

The catalog prices are hardly worth the money they are printed on. 260k€ for a house is achievable with own labor, but really only for the house itself. 100k€ for everything around it and inside and on it should simply still be available.

A standard floor plan is enough for us.. for us it is Baden-Württemberg near Ludwigsburg. The kitchen will be donated by relatives. We are happy to make compromises in the equipment...
