House for 260,000 euros unrealistic?

Maybe you could write more details about your property and what you need (children?). Then one could assess the matter a bit more seriously. I would find it amusing to see if it works. The base prices at Town & Country are quite moderate. You could also look at Danwood to see if you can find a house that fits without modifications. If I take the popular Point 127.4 for 146K and then assume an optimal plot, you might be able to build the house for 200K (foundation slab + related earthworks including connections). But then it would have to be perfectly level. There would still be 60K for additional construction costs + terrace, paths, fees - yikes.

Cool 500k plot, 145k shell and 60k outdoor facilities. That would be like putting Ferrari tires on an Opel frame and a Trabant engine. Awesome

What would be the alternative, a 4-room apartment for 1200 euros including utilities in a block... Sorry, then I'd rather take the house with a garden. But I agree with you about the feeling of space; we looked at a 120m2 house before we built, and the windows were so small that the room felt cramped. The ceiling height somehow didn't fit the room either, I think the minimum was 2.40m. But 260k euros including the land, 3 years old, divorce; at that time building was still relatively cheap.

Land price and house should have nothing to do with each other... Such a mixed development is also much nicer than a monotonous uniform building.

As has already been written here... Especially with children, a house with a "poor standard" with a garden and a nice location is usually significantly better than a rental apartment. So why not do it...

I also wouldn't have wanted to build with Town & Country, but if it wasn't possible otherwise... So what, better than not building at all...

I cannot see any value in relating philosophy, house price, and land price. Location is EVERYTHING, even when living in the property yourself – only, the land prices have increased faster than construction costs for nearly ten years. To argue with a land/house ratio is objectively pointless. Anyone who can only build their dream plot with Town & Country should rather do it that way than have a less desirable location with a more expensive house.
