House for 260,000 euros unrealistic?

That is a typical development plot. The value of the plot is rather calculated using a residual value consideration with regard to future use. You cannot compare that with a normal single-family house!

Unfortunately, this does not apply to the small properties that the OP is dealing with. At best, purchase price = standard land value/comparable prices minus demolition costs. A colleague of mine lives near Stuttgart - in Waiblingen. He can confirm my statements 100%. In that area, you can no longer get a bargain.

In our area (around Frankfurt), there is no price difference whether it is building land or a building to be demolished or renovated. What matters here is the plot. What stands on it or not is almost irrelevant.

Whereas with ETW you only buy "parts" of the property. You don't have to buy something like an 80 ETW bunker but something reasonable

I haven't read everything. With Town & Country we were at 270k for everything (including furniture) except the plot of land, with "normal" own contributions (floors, painting, most of the outdoor work). The house alone was 200k for 146sqm. But of course, we have no luxury, no underfloor heating, no fireplace, no parquet... It's a completely ordinary house that certainly doesn't look cheap. But also not particularly luxurious. But that wasn't what we wanted either.

Exactly, when? Just to everyone, whoever gives prices here should really include the year.
