House for 260,000 euros unrealistic?

The catalogue prices are hardly worth the money they are printed on. 260k€ for a house is achievable with own work, but really just the house. You should simply still have 100k€ for all the surroundings and inside and out.

With the catalog prices, for example, also including painters, floors, surcharge if it's not just cardboard doors, and occasionally moving a wall, small changes, etc. And in general all the additional costs like fees, development, rainwater... And the outdoor facilities are always underestimated even if it's initially just the bare minimum like soil around the house and a path to the entrance.

So we are currently building with Town & Country. The base price was also approximately what you mentioned. After changes (different heating, shutters, additional shower, etc.) the pure house price for about 145 sqm of living space plus about 20 sqm of usable space is now about 250,000 euros. However, additional construction incidental costs come on top, so we end up at about 310,000 (excluding land and the related purchase incidental costs).
