That is exactly the problem here. Is additional funding even possible in terms of capital? Is there another source?

I'm not a fan of mooching off parents etc. Either you can afford the capital service for the house or not. But that's a different topic again. And everyone sees it differently.

Unfortunately not well thought out. ETW is much cozier with the neighbors than the small house on the small and expensive plot. In the hallway, the dog barks; the neighbors below you smoke their cigar while you want to grill; the home theater next door is quite loud, etc. Besides, the ETW is similarly expensive. You hardly reduce the land value when comparing an ETW with a house on a small plot. Is there then the alternative of renting? No, thanks to the production costs and the high land acquisition cost, you pay everything through the rent. My suggestion to the OP: Find a job in Saxony-Anhalt or Mecklenburg-Western Pomerania. Then you can afford real freedom *irony off*
