So, I am new here in the forum and I have to say, the thread is quite amusing – especially if you don’t know any background information about the "posting disputants"... You feel a bit like you are in a clothing forum for female teenagers.
To contribute something to the topic (in case the OP is still reading):
We (family) are currently looking for a plot in the Dresden area and I am going through all the house building companies (wood, solid, regional,…) one after the other and gathering all kinds of information.
Today I was at Town & Country and received the following "offer" (not to be seen as legally binding):
- Country house 142 (144 sqm); base price €192,000
- plus about €40,000 "extras" such as central ventilation (4k), underfloor heating (8.8k), blinds - partly electric (8k), 2nd shower (2k), 2nd sink (0.8k), chimney (7k), floor plan change (1.5k - silly that this is itemized separately) and small things (e.g. special window color 2k)
--> House about €232,000
There are additional costs for kitchen, fireplace, garage, sauna (except the kitchen, of course, all individual decisions)
There are also (more or less Town & Country independent) ancillary building costs for everyone amounting to about €80,000
- 20k outdoor facilities (terrace, access path)
- 15k painting and flooring (could also be added to the house price above)
- 4k surveying, structural engineering, etc.
- 5k optimally foundation and excavation (30 cm included, but the ground must be as flat as Holland)
- 10k sample budget buffer
- 12k to 15k development and media connections (depending on what is available where)
--> So if I now look at the house and ancillary building costs (without garage, sauna) you already come to about €320,000 (230,000€ house + 10,000 kitchen + 80,000 ancillary building costs). Without the extras, the house would be around 200,000€ and you would still have 60,000€ available for the ancillary building costs.
Conclusion: Without any extras, a strong will when selecting samples, and doing everything yourself (painting, flooring), €260,000 is quite doable.
