House for 260,000 euros unrealistic?

The problem is not the max. 260k€, but rather that the man and woman have a certain idea of the standard, and I bet that their expectations do not match the offer from Town & Country. Furthermore, the OP has no clue what civil engineering involves and what missing items await him, because turnkey does not include everything needed to move in. Just the shower cabins, lamps, and the platform alone will cost between 5-7k€, which the OP is not aware of, and these are only 3 examples of countless items that are not included in turnkey.

I see it exactly like , fulfilling wishes is not a given and civil engineering costs money. As a layperson, you quickly end up about 50% over the targeted budget. And then the reserves decide: either tighten your belt or confidently say "oops." I know someone like that...

Since apparently the TE does not have many requirements regarding the floor plan and equipment, I can well imagine buying an existing property at this point. If the plot is supposed to cost €1,000/m² for 380 m² (= €380,000) and then €260,000 remain for the house, there should be a budget of €640,000 if I am not miscalculating. I am not familiar with the area, but is it really impossible there to buy an existing property for about €400,000 and then make it nice with a renovation budget of more than €200,000 and adjust it a bit as you would like? The opinions heard here are mostly that absolutely no additions or changes to the house are allowed in order to meet this budget minus the cost of the plot. Personal financial possibilities have not been stated...

Well, the land price does not change for an existing property either. According to your calculation, this would mean that an existing property would only have a house value of €20,000 if it has a purchase price of €400,000 – so it would only be suitable for demolition and rebuilding.
To become cheaper, the only option is rural exodus, possibly combined with a lot of commuting to work, kindergarten and school, as well as to old friends and acquaintances.

Yes, it certainly does. We are currently selling our terraced house. The land is calculated in the purchase price determination at €350 per sqm. Anyone who owns an undeveloped plot (building land) locally easily gets €600 per sqm or more. When selling a house on almost 4000 sqm in Krefeld in the Komponistenviertel, it was advantageous to demolish the existing residential building because the building land without the house was worth significantly more. Now several houses stand on the plot. Building land enables densification and higher margins than the land on which a single-family house stands. Therefore, a plot with an existing single-family house can be considerably cheaper.
