I believe I was too unclear regarding the table. Yes, it is used as a dining table only with guests, but I have to add that this is of course not everything - we like to play various games like Phase 10, Settlers, etc., and I also play poker/Cego with a few friends, where it goes around in turns and is played. The table is needed for that as well.

-Window topic: I agree with you, the west and east walls are too boring. Therefore, the window of the [KZ] is to be moved from the south to the west. Additionally, it will come down to putting either a second window in the kitchen or living room on the east side.

-Swap kitchen-utility room: I can follow your thoughts - my girlfriend first also wanted the kitchen connected to the living room, but I fear that I would lose too much surface area. I definitely want to have a window facing the street - in the utility room, however, a cupboard area for food is planned, which would then collide with the window. Additionally, I would lose a partition wall in the living room if I make a door to the kitchen.

A sink in the utility room is a good idea, noted.

-[KZ]: I also initially did not find it optimal, but it is not intended as a full-fledged [KZ], but for the transition until the upstairs is built out. Afterwards, it will become an office again.

The upper floor is not yet 100% planned, but the builder told us that we still need to plan it so that it is clear at the start of construction how it should be later on. I hope there will still be enough budget left so that bulky materials like drywall can already be brought up, so my father and I can start with the rough expansion in good time.

I don't see the dirty area of the entrance as problematic either. That's what the utility room is for. As I know it, it is used 95% of the time - only at the front when people ring the doorbell.

Do people up here in the North think very differently compared to, for example, the South? [emoji16]

The basic concept with the expansion reserve on top: good. Also the classic house shape. The floor plan: terrifyingly botched in every corner and cranny. Utility room between kitchen and living room: there’s still potential there. The bedroom has no door to the bathroom, so the children's room can be in between; maybe this already fixes the failed corner. Living room door opening into the hallway: ouch. The window arrangement lacks design sensibility for the facades.

I would consider building monolithically. With clinker brick, ETICS is only half as "bad," but still, for the extra cost of the clinker, one might prefer to enjoy a few more square meters.


Could the "z" please be written in lowercase there, just out of respect for the victims of the Shoah?

The bedroom is amazing [emoji85][emoji33]
The access to the children's room even more so. Kitchen as far away from the living room as possible... in between, in the morning sun, the utility room.
A luxury hallway with stairs that lead nowhere, at least not for the first 10 years.
Windows are placed arbitrarily, you could almost turn the house into a row house, it looks so stingy on the east and west sides.
The window in the bedroom is doubly amazing...

Since you are also not happy with the roof orientation, a suggestion:
Utility room in the attic, loosen up the rest a bit - bigger bedroom with access to a window. Slightly bigger children's room, the future office will appreciate it.
Move the path between bedroom and bathroom out of the line of sight from the entrance... otherwise the postman is likely to ring twice [emoji6]

Well, I’m the kind of person who enjoys my entrance every day and it’s not just there for visitors.
My utility room is a storage and technical room: I don’t want to come home to that.

Exactly. You don't cross the threshold between "end of shift" and family life through the delivery entrance, that's unromantic.

Show me the original version. Are there already any thoughts on the layout of the upper floor, or on what basis the location of the staircase is "checked"? – Is the original also equipped with no or little knee wall?
