I actually can’t remember that statement. But it wasn’t brought up again when we talked about the upper floor with the BU. Ultimately, the mistake lies with us.

Sorry, then I misunderstood your posts. It came across differently to me than you just described.

@Bedroom: currently only about 50 cm per side for each of us. As long as we don’t need a wheelchair, we can get through.

Upper floor: but I am currently a bit at a loss. Why is a size of 60 sqm indicated for the upper floor in the building application? Even if I waste 20 sqm for a damn staircase and large hallway, 40 sqm remain. The calculation of living space must take sloping ceilings into account. Also, if I draw in a 1m knee wall (thanks 11ant for the explanation, otherwise I would have written knee wall again) on the section



then I reach it after about 0.60 m from the start of the outer wall. So I lose a total of 1.2 m, not 1.2 m per side, and 8.4 m remain. You can’t tell me that the upper floor is unusable – unless I have a huge plank in front of my head.

Funny - here where no battens fit under the collar beams anymore before the panels are screwed underneath - or the windows only open on tilt if you want to avoid scratches.

Regarding the area: no matter how high your knee wall actually becomes, for the calculation anything below 1m finished height is disregarded anyway, and between 1 and 2m it only counts half. Minus the stair area, another 60 sqm, I can certainly believe that at 45° roof pitch. Interior walls couldn't have been subtracted yet.

Hardly believe that the battens and drywall make up 24 cm, so that the window can no longer be fully opened. The opening is only so close to the beams because of the [Rollladenkasten]. The window to be opened should have enough clearance.

Your estimated 40 sqm spread over 4 rooms means on average only 10 sqm per room. And then, of course, there’s the fact that the square meters somehow have to be accessed – under the premise that the children's rooms should face south and the bathroom north and everything has to be grouped around the centrally planned staircase, it unfortunately just becomes difficult. Because it would still be 10 sqm if a room were only 1.5 m wide but 6.6 m long – it’s just crap to furnish then. Especially if there’s light only from one side and some wall positions are fixed by the windows.

Regarding the bathtub: if the statics don’t allow it, could it go into the ground floor bathroom?
Regarding the statics in general: the expandability of the attic is already certainly given?

Regarding the room layout: could a storage room possibly also be designed as a trapped room?

I’m thinking of something like this (not to scale!):


BUT: how this fits dimension-wise and above all can be drained sensibly is questionable

What kind of heating system will be installed and is it already designed for an expansion upstairs? As long as the upstairs is not expanded, it is then oversized.

According to the planning and building application, what exactly is the thermal insulation now? Will the roof be insulated right away or only the ceiling between the ground floor and the upper floor?
