If we basically stick to your plan, I would always do the office and the living room that way, I would swap the bedroom and the bathroom so that the bathroom is more centrally located. What was the reason again why you don’t arrange the utility room and kitchen the other way around? Karsten

Swapping the bedroom with the bathroom would be an idea, I have to discuss it with my girlfriend to see if she could imagine that. I rather see the problem with the upper floor. In that version, the bathroom with its connections would be pretty central, and then it seems difficult to me with my idea of the 4 rooms on the upper floor (2 north / 2 south). But I would have to discuss that with the BU again.

Swapping the kitchen/laundry room: A pass-through looks great, but then I have the problem with the smells again. We currently have that in our rental apartment and I definitely want my kitchen to be in a closed room. That would of course be possible with a sliding door or similar, but in my opinion, that would take up too much floor space in the kitchen and living room. I also feel that I like the laundry room entrance very close to the car and not in the northern corner. Then I could actually also go straight through the main entrance.

I would say, save yourselves the whole makeshift nursery with occasionally (and then always) sleeping with you, babies don’t need their own room. If you absolutely want to build a PC room, okay, but it doesn’t necessarily have to be so big that you could also set up a baby room there.

You don't have to build it with a pass-through. We didn't do that either. The door of the utility room can remain on the car side, it just moves to the trunk. Convenient for unloading. The advantage of the utility room in the corner is the short distance to the street for connections. Possibly saves money. Since you are building with underfloor heating, I assume you will leave the utility room without heating pipes. Saves again. Ours is also unheated and it doesn't matter, the technology inside keeps it warm enough. The corner is also the ideal place for the chimney of the gas boiler. Quick and easy outside. K.

Living kitchen, living room, dining room, gaming room are actually found in houses with more living space.

A staircase belongs in large houses
A nursery is probably the most unnecessary thing there is, especially in the planned location
For cooking odors there are proper ventilation hoods or Bora cooktops
Kitchen next to the living areas, then neither a dryer nor the spin cycle clatters by the sofa.

Haydee, Schleswig Holstein, nothing is impossible. And something like a Bora thing or a hood is incredibly expensive, a wall and a door are cheaper and just as effective. My wife always opens the window when cooking, and that's that. Our Ikea hood is not that great, but you can park the spice jars on it. But now let's get to the point, assuming we call the children's room office or office or ironing room, what doesn't work if the corner in the bedroom is gone, if the bathroom is possibly in the middle, if the utility room is swapped with the kitchen. What doesn't work? Tell me! Cooking works, eating in the kitchen works, dining in the living room works, Monopoly works, Mau Mau too, watching TV works. You can get to the attic. A straight staircase is easy to walk and at about 2200,- from Norddeutsche Treppen Ludwigslust even cheap. Okay, the guest toilet is missing, they don't want it. Okay, the utility room could be a bit bigger for me, ours has 12 sqm, that's not too generous. But there's always something with 100 sqm. Just one thing must be clear, child means expansion. Without ifs or buts. Karsten
