Experiences regarding the entrance in the basement

@WildThink: Very interesting!!! Those are exactly my advantages or arguments. Which floor plans did you look at online?

So, now we have received the first draft from the architect and unfortunately are not really satisfied... What do you say...

Here is my first impression...
Basement
Positive:


    [*
      Overall successful, we can well imagine it visually
      [*]Nice staircase with landing, as far as we can tell.

    Negative:


      [*]The staircase possibly too dark? How big is the window opposite the staircase?
      [*]The door to the utility room should be higher so that a 60cm deep cabinet can fit behind it.
      [*]The two windows in the utility room would look better visually as a continuous band of light higher up.

    Ground floor
    Unfortunately we don’t like it at all.


      [*]The living room lacks a chimney for a fireplace
      [*]A whole room is missing on the ground floor. There should be an office or guest room.
      [*]We don’t like the washing machine in the bathroom. We need space for both washing machine and dryer. A niche in the storage room would also be sufficient.
      [*]We would prefer the kitchen to be on the west side with access to the terrace on top of the garage. Possibly completely mirror the front area on the ground floor, then you can also bring groceries upstairs and directly enter the kitchen on the left?
      [*]The LARGE door between living room and kitchen is missing! The plan was to be able to put the table in the passage when there are more guests. So we have too little space in the living room and kitchen?
      [*]Maybe extend the ground floor somewhat lengthwise to the front, so that the entrance area below is covered and you have more space upstairs.

    Attic
    Also unfortunately not 100% successful.
    [*]Hallway area is too large and wastes too much space.
    [*]Therefore, the rooms are relatively small even though there is over 160 sqm of living space in total.
    [*]The bathroom lacks a bidet
    [*]The bedroom should not necessarily border a child’s room and if so, then on the wall where a large wardrobe is planned.

    Do you maybe notice more? We would be very happy about criticism and suggestions. Should we actually send improvement suggestions to the architect or just the points of criticism and let him work?

Hello Kisska86,

I am not allowed to post links here in the forum. Therefore, I also don’t know if I’m allowed to mention the names of the houses so that you can find them yourself. I hope that’s okay!?
Try searching for "Haus Walz" and "Kundenhaus Heusel," then you should find what I mean. I thought the floor plan of the first house was quite successful.

Is top right north or south? (Sorry for the silly question). If north is at the top, I find the orientation of the main living rooms somehow strange; the light is missing there. Otherwise, I don’t have much time at the moment, I will get back to you later and take a closer look at the floor plans. (However, I am a complete layman myself and also just before planning…)

The missing office would personally bother me too, since I am also planning to use the office as a ground-floor bedroom in old age. For that, a stairlift would be needed for the stairs in the basement, but everything on the ground floor would then be accessible on one level.

Thank you WildThink! I found the two houses, but they don't fit 100% on our plot. The orientation is actually towards the north (top right). But we don't find that bad. Although the front area should be mirrored. Then the kitchen has a southwest orientation and the living room northwest. However, I'm not sure if perhaps that would also be swapped and the living room faces forward (south) and the kitchen to the back (northeast or northwest). What would you prefer? We want several seating options in the garden. A north terrace bordering the house for the heat, a south terrace at the back left in the garden as a sunbathing spot, and a kind of southwest balcony for breakfast visitors in summer... Do you think that is okay? We have now sent all our comments to the architect last night and are waiting for a response. :)
