House design - Single-family home - Can be separated into a two-family home in the future

-You surely mean a south terrace by the kitchen, right? The idea is good, we will discuss it.
-Bottleneck hallway: In your opinion, does this bottleneck come from the wardrobe or the walls? We can omit the 2nd closet (the deeper one). We are currently fine with a similar area of 1.30m x 1.30m next to the front door in our rental house but we want a more elegant solution. Maybe under the stairs?
-I didn’t quite understand the idea of the staircase in the middle of the house, do you mean the location of the stairs as in the first floor plan before the change?
-If we move the carport south towards the property boundary, then the driveway will be shorter but we still need a paved path to the front door and we lose the advantage of a shorter (and dry) path from the carport to the front door. Since we need a garden shed for garden tools and bicycles and... maybe even two, the garden shed could possibly serve as lightning protection. The first 2-3m at the southeast corner of the property have a tree which we want to keep. Do you have a suggestion where the garden shed could or should be?


-How can the problem with the entrance door near the stairs be solved? Personally, we don’t have a problem with it as the situation in our current house is almost identical and without issues, but suggestions are welcome!
-We would like a second washbasin but in the upper bathroom, since it will probably be used more often. Do you think we have space for that without it becoming very tight?
-As a living room we are thinking of a sliding door, what do you think? By omitting the wall do you mean exactly which one, the part from the office door to the living room door or the part from the living room door to the kitchen door? Or both, then the door for the living room is omitted?
-We wanted roof windows only where there’s no other option. For child 1, what do you think is better, to slightly widen the north window or to install a roof window whose width is limited by the roof structure?
-Stairs: If the fixed side panel of the outer door is a glass section of about 100x90cm, will that not be enough to let in enough light?


Which interior walls can we specifically do without? Could you please go into more detail, we would like to try that. It is much easier on paper or PC than on the construction site


How will the floor plan look more spacious? Do you have a suggestion?

It is difficult to move individual points.

What about the winter garden .. what is it intended for?

And, perhaps measure the plot, mark the building envelope and approximate positions of trees that should remain. Maybe a good idea will come to mind.

Hello Paulus,
may I ask how long you have known that you want to build a house?
Have you already been in contact with a company?
Most of them don’t snatch the design out of your hands and say: we’ll build it for you.
They have their houses with static calculations in the drawer. These designs are changeable, but only to a limited extent with consultation.
To create a design, you need knowledge of every single centimeter to get the best out of the floor plan.
Have you already visited model house estates? NDS doesn’t have that many now...

Hello kbt09,

A conservatory is the brightest and sunniest place in the house. In autumn, spring, mild winter days, and summer evenings, it is a very nice place for children and parents. We have a similar one now, and we do not want to do without it.

You can find the dimensions of the property in the new site plan.

Since we live in the same town where we bought the property, we know from friends, neighbors, and acquaintances how things work.

Good acquaintances of ours built last year. They also created an individual floor plan, then contacted 3-4 construction companies, received offers, compared them, negotiated, and signed.

We are still in the discovery phase, where we gather information, ideas, and suggestions through discussions (like here with you). This helps us to know what we actually want, what we like, and what we don’t. We are grateful to you for that.

I have now removed the wall between the hallway and the dining/living room and changed the coat rack solution. What do you think about it?

If you like it bright and sunny, you don’t need a conservatory nowadays.
A conservatory is attached nowadays (I believe it was popular from the 90s) to older houses that were not built with the sun in mind, where the living spaces were dark little holes.
With a new build, you have the option to build more openly and get more light through bigger windows (larger than 1/8 of the living area). The advantage is that you don’t need an overpriced conservatory to benefit from the sun.

Which show homes have you looked at?

In my opinion, your design is going in the right direction* – for me. However, a classic design becomes an open one, and you should consider your style of living and what type of people you are in that regard.
I already wrote above that I see you orienting yourselves more towards conservative houses rather than contemporary ones.

Reflect on yourselves and visit show homes... and leave the children out of the discussions... they have different interests than dealing with contemporary and outdated architecture.
I also think that you are taking on too much with the planning – we can help, but we are not architects either. And builders who build blindly from amateur drawings cannot be trusted one hundred percent to make it right and good.

Then I do not understand why you additionally treat yourselves to a relatively dark living room of over 30 sqm. I would rather combine that.
