I am also just a self-proclaimed viewer among more capable self-proclaimed architects here, yet I still have the following opinion: If there is no structural infeasibility/expensive difficulty, this is the better version.

Note from me: The hallway now has a really generous width to accommodate the glass elements at the entrance.

At the explicit request of the OP, something like shoes should be stored under the spacious canopy structure that connects the entrance with the carport located to the west.

Therefore, the question is whether one can save some space in the hallway and use it elsewhere.

When it comes to the sketchy arrangement of the spatial layers that I have already described, here:


While drawing, I was reminded again why I don’t like square city villas: usually no normal staircase fits in without sacrificing living space because of a too large hallway.

With this “shoes in the carport” story, a connecting wing between the house and the carport could fit quite well, where the technical equipment is also housed. You just have to make sure that the thermal envelope doesn’t become too large (costs). .....I’ll make a second sketch...

Here would be a terrace door to the north terrace; if you didn’t have to have large windows towards the street, you could work here with skylights.

Personally, I would probably refrain from a city villa here (the plot determines the house style) and plan a staggered shed roof, which allows a lot of sunlight to enter the north rooms on the upper floor and no one can look inside through the roof surface on the south. Skylights don’t even need privacy protection (only thermal protection).

However, a house is not designed a la minute, that should be clear to everyone.

But before I invest 50,000 in foundations and concrete for ancillary facilities, I would plan a few thousand more so that shoes can be stored _inside_ the house. Because they can also get dirty.

I wouldn't be so sure about that. The house is huge and I hardly believe that the apartment extends all the way to the south. I "photographed" from another perspective here and marked our building plot as well as the access road:


But we will probably not be able to avoid replanning...


Wow, many thanks for the draft and your effort!! May I ask which program you used and if it is freely available? I'm currently struggling with an outdated MS Visio edition...

It somehow looks more generous than our previous floor plan, even though it has the same dimensions...

But I would swap the guest room and the utility room, because my wife wants direct access from the kitchen to the pantry. That could even be realized.

However, there are of course still a few catches that I forgot to mention. For example, the kitchen should, if possible, face the garden and not the neighbor's house wall. And if you completely mirror it because of that, we're at a draft we've had before. Hm. And the criticized non-sunny orientation remains as well.

I'll take a look at Yvonne's sketch now.

My questions/remarks about this:
- Am I right in seeing that you would push the house further back? That then seems like wasted space to me, because I wouldn’t really be able to use a 6m wide strip in front of the house (instead of just 3m) in a meaningful way...
- Carport on the right... sigh. Well then
- But we really want the entrance to at least be covered towards the carport.
- Isn’t the staircase a bit short? I had shown the planner such drafts with a hallway under the stairs as well. That was rejected because you couldn’t walk under it.
- The trees will probably cast more shade than a 3m high carport. Right?



Questions/remarks:
- We really like this draft! With extra pantry by the kitchen, separated from the utility room.
- I would extend the wall in the living room up to the middle of the stairs (more space, e.g. for our wood stove).
- The space between the door and the carport must be covered

But:
- 12 meters wide -> extra costs, might be too expensive?
- I definitely won’t get a shed roof approved by my wife.



And, to clarify all the questions about the carport and the shoes, here’s a photo of our current “carport”:

The house entrance is at the back right, next to it the shoe cabinet. Nothing wet, nothing dirty, not drafty. At the back left it goes down to the garden. At the front right is the alternative pedestrian entrance with garden gate, on the far right the sectional door – so fully closed towards the street. The famous outdoor shoe cabinet stands next to the door at the wall.
And as you can see from all the clutter, we use it as a sort of living space extension and party room as mentioned
We don’t want to give that up anymore.
