And from where is the property accessed now? I don’t understand how you can push the house into the corner like that. Nice property, but the house is squeezed in. On top of that, the property is divided by the driveway. So if you want to keep the house, I would either mirror or rotate it. The first would place the garage on the side of the property, the second would make the driveway smaller. Usually, the driveway is fixed. If it is flexible, I would probably put the garage in the south corner and then the house accordingly behind it. So the current house mirrored on the diagonal.

Regarding the floor plan: I find the hallway in the hallway unnecessary. I would extend the utility room there. I would design the guest WC larger for the children. Kitchen as G: where are the tall cabinets supposed to go? Quite a lot of space on the ground floor remains unused. I would put the oven where you can still get something from the dining area, e.g., at the corner of the house. On the upper floor: the bedroom is quite small. Forego the dressing corner there. It will be a puzzle who gets to sleep by the door? -> Turn the bed to the exterior wall. Draw the central house wall that limits the rooms properly centered and forgo the open beam look for the sake of the children’s rooms. I would also question the gallery!





Because that is the cause of the dilemma.

We are still working on the positioning. The surveyors and mine surveyors apparently do not agree. Under the plot, a tunnel crosses the property at 150 eaves height; it must not be built over. According to the mine surveyor's plan, it is in the middle. However, on the architect's plan, it is in the front third. But they have to clarify together who is right. This is also one of the reasons why the house is where it is. But that is not apparent to you.

What is also not visible in the plan is the development in the west and a transformer station. This would cause shading and the appearance is not really great either.

We can freely decide the driveway. The currently planned one is the most direct.

Depending on how the situation with the tunnel develops, we will try to make further progress.

We still need to do something about the children's rooms. Thanks for your suggestions.

In the bedroom, there is no partition wall. Everything is open. Only a wardrobe will be placed in the south. We find the size sufficient.

Regarding the kitchen, thanks for the tip.

I think, to make the situation clear, it’s best to take your property plan and manually mark all additional information such as tunnels, transformers, etc. Otherwise, no one will be able to follow here.

Because wouldn’t the planned driveway now be an encroachment of this tunnel?
