The terrace is indeed in the same location in Yvonne's version. But compare the hallway and storage options there, the kitchen's position ideal to the terrace, and especially the upper floor .. not this maze through bedrooms, narrow dressing room, etc. to the bathroom.

I'll throw one in as well. Sorry if I didn't catch everything. I was bedridden with Corona. If it doesn't make sense, you can just ignore it.
However, I have problems with the measurements. How big is the building envelope exactly? I can't read it. Does it still fit?




I also think that 2 bathrooms are enough, but if it really has to be, here is another option with a kids' bathroom at the expense of the children's rooms:

I would divide the plot as follows: do not let the garage protrude, it steals space in the backyard. Better to move the terrace over and shield it from the neighbors with a hedge or privacy screen wall + planting, and add an additional terrace on the southwest side. This creates a nice continuous garden area. Separate the small terrace from the parking space/street with a privacy screen wall. Definitely enter the house from the street side.



We only have 3.30 m on the side and also the neighbor’s garage right in front. Still, we have an additional terrace directly next to the kitchen, and it is really cozy. For us, it is also separated from the front yard and the street by a hedge and a gate.
