Our dream is definitely not a townhouse.

That’s why a gable roof as well. The house shape and proximity to the neighbor is more of a mix due to the small plot/window space requirements. We tried placing the house in line with the building setback, but then there’s hardly any room for a terrace within the building window.
Otherwise, we think we’d rather have the living and dining rooms facing the "garden" and the kitchen facing the neighbor.

The guest bathroom downstairs was placed there because we can also use it as an "emergency dirt sluice" from the terrace or directly from the terrace in summer.

So that’s how we’re circling around it. The door to the storage room will probably be moved to the front, yes.

The couch is 3x2m external dimensions and the room is 3.70m deep wall to wall. Now we have 4m and we think the 30cm is manageable.

Yes, you can. Access is from the room at the bottom left. (Utility room) Behind the kitchen is supposed to be more of a pantry and storage room. We are not really happy either, but with our ideas and possibilities, we don't know what to do.

I hastily wasted some lead.. or gilded it, depending on how you see it. You could also say I just threw it together. So just a sketch! Top right is your south. 12 x 15 is the building envelope? Terrace at the kitchen, so opposite the entrance door, nice sightline, some garden… at the top of the plan comes the second terrace.

We always assume a 4m garage. With kids' stuff and co KG, 3m seemed a bit tight to us. Then you are directly at only 7m house width if you consider about 4m terrace. Otherwise, my better half is not a fan of living room, dining room and kitchen all in one line. I am still working on her a bit. Let's see what she says. I have been on the "narrow house trip" for a while.

Why do you need 3 bathrooms? Shower bathroom downstairs, shower bathroom upstairs, and then another normal bathroom next to it?

Toilet with shower downstairs is doable, bathroom upstairs is fine.

I would also rather separate the kitchen, dining room, and living room. Such a large open layout is rather uncomfortable, and when cooking, you usually want some peace.

Well, nowadays people cook less. But I cook lunch, then bake cake, and in the evening there is pizza.

The smell always lingers in the living room or dining room.

I would always separate the kitchen. I would agree with your wife on that. Sure, it looks nice, but it’s completely impractical.

People always complain! However, it is up to you how you arrange the lighting and garden. And your design is by no means what is generally preferred. You have not mentioned other things, such as light sensitization, etc.
