Opinions and tips for a 220 sqm single-family house desired

That's why you let the professionals handle it! As it currently is, you have a lot of living space but by far not as much utility as 220 sqm would suggest. Besides that, the structural engineering alone would be very, very expensive. Without an architect, you are saving money in the wrong place.

EG: Entrance unattractive, where will the wardrobe go, why a spiral staircase with the available space, why must one walk through the dirty area to get to the upper floor? The pantry takes up more space than it provides, kitchen planning inefficient, living room introverted, intentional? Sauna as a trapped room, why?

OG: Why is the dressing room a trapped room, bedroom tight, lighting in the hallway where from, bathroom intended like this?

Planning by someone who knows what they are doing would result in: a cheaper, more efficient building with higher living quality (and it would look better too).

EG: The "FamilienGarderobe" is to be placed under the closed staircase (passage to the utility room). This way, after the next mud fight, the children can also enter the utility room through the garage and then put their things down there. Since the staircase is, as mentioned, closed, a coat rack (for guests) can be integrated on the other side (hallway). We have a very expensive kitchen in our current house that we definitely want to take with us, so the whole plan is basically built around the kitchen. What do you mean by "gefangener Raum"? Because there is no window in there?

OG: The lighting in the hallway comes through light cutouts in the doors to the office and bathroom. The bedroom is tight but sufficient for us; after all, you don’t have to play football in there. Yes, that roof window is intentional; there are three half-high walls, two of which (by the shower) are extended with glass. The shower is to be designed open and level with the floor. Behind the bathtub there is a window, so you can look at the stars while splashing around. Sure, a bit inconvenient for ventilation, but what can you do...

You wrote that it should be timber frame construction. Although I can’t see that in your plans, because I imagine something different for timber frame construction. Like with generous glazing and everything a bit more open. But you will probably have to fall back on a prefab house provider. Let them take over the planning; after all, they do it every day, have enough examples and model houses to get a realistic idea. From my own experience, I can tell you that when planning yourself, you are always trapped in your own little world, stuck with old habits and fixed ideas, and it’s extremely difficult to look beyond your own nose. Sorry – but some things in your planning just look outdated. For example, the days of a pantry are really over, and you can surely integrate the sauna properly in such a large house instead of patching it on so awkwardly. Besides that, you plan yourself to death and in the end, it doesn’t work because something is technically not possible and something else is disallowed by paragraph xyz and the third is not feasible because it would be unaffordable. For a project like this, you really need a professional who first creates the basic concept that can then be refined.

Yes, it is supposed to be a timber frame construction. The living/dining area is equipped with floor-to-ceiling windows and lift-and-slide doors, only in the area of the dining table is there a closed wall. On the upper floor, no large glass surfaces are deliberately planned, as we would like to darken the rooms completely. We are negotiating with a (smaller) local timber construction company; there is nothing "off the shelf". A pantry is what we have always missed so far, and I see no disadvantage in it. The sauna extension is intended on the one hand to serve as a roof terrace, on the other hand it creates a nicely sheltered terrace where you can sit even when it's windy.
You are right, maybe one loses new ideas through weeks of planning, that is why I have posted the plans here ;). But I am considering whether I should leave the plans to an architect for optimization. The timber construction company employs a construction technician who takes care of realizing our ideas. Everything we have planned will be approved (after consultation with the building authority). There is also a development plan.

You posted this here for improvement suggestions, but you defend everything that many people here criticize or see as poorly executed.

You cannot do the work of an architect. It's not for nothing that a long study is necessary for this!

Do not "leave it to the architect to optimize," but have the architect design the house tailored to you! Simply present a list of wishes/ideas and possibly also a sketch. You don't need such a (sorry) "bad" software for that.
