Build the garage yourself or not? What is cheaper?

The neighbors here have bigger sh*** going on than maybe a too big garage. But I will clarify that.

So, I just spoke with the city.

Parking space plus garage may have a maximum length of 15m if it is on the border.
The wall may have an average height of 3m.
The forest area must not exceed 25m².
However, the parking space MUST be 5m long, meaning the garage can only start at 5mcm.
Our house starts at 4.70m. So, a flush garage is out of the question, hopefully the offset won’t look too bad. :-(

She also asked if a garden house already exists. Apparently, they also count that towards these 15m... Well, they are slowly going crazy XD XD XD

But these are not completely unknown regulations, especially if you read along here regularly.

It is generally common that a maximum boundary development of 15m is allowed all around the property. This is meant to prevent building over everything and everyone, instead keeping the gardens open and unobstructed.

Did you also ask by when the wall height is measured? Whether the laterally visible roof is included or only the pure shell wall is counted? You can also easily calculate it yourself: 25m² allowed divided by the length of the wall = height of the wall 25m² / 9.5m = 2.6315m

Now the quiz question: is 2.6315m now a) top edge of the raw wall without roof structure/concrete slab/steel construction b) top edge of the roof

So sorry, if I can finally afford my own property, I don’t want everything to be open and visible. I do want a bit of privacy in my garden. And whether there is a 2m high fence or a garden shed Ost doesn’t really matter. The 25m² refers to including the roof structure, so what the neighbor can see.

No, well, at least legally it does matter. The garden shed counts within the 15m, whereas the fence does not. That’s just how it is, which means you are allowed to fence in your property with a fence. But boundary construction is only permitted within 15m, especially watch out in property corners.

By the way, fences are only allowed up to 2m, sometimes I believe even lower. But who builds a garden shed with a maximum height of 2m?
