Procedure for constructing a new single-family house on an existing plot

In almost six years, I have not experienced a single case where a client was sued by their architect for showing photos of their plans. If you allow such a blocking clause, you have poorly negotiated your architect contract.

It is not supposed to come to that anyway ;) The basic consideration for now is just the arrangement of the house, terrace, and garage on the property (see sketches). With the blue version, I lose a lot of space to the south, so the terrace becomes smaller and moves close to the southern boundary. This allows little passage along the boundary; in the green version, the garden becomes smaller to the east....

I don't know what the development plan says, but in the blue variant one could also consider reversing the aspect ratio of the house, that is, 11 m towards the southwest and not 9 m.

Hello,

as a first preliminary draft, the blue variant is proposed, which is basically analogous to the variant suggested by hanghaus2023, only it loses more space towards the south. The reason for this is that the garage is 7m wide and there is a staircase between the garage and the house leading to the garden and to the cellar/laundry room entrance.
Then there would only be about 7.5m left from the south side of the house to the boundary. With a nice large terrace, there is not much space left to the boundary, and if at some point the next space to the south is developed, it will be right in front of you.
And since we are on the topic, because one gets along well with the existing neighbors in the north, it is still unclear whether we want to place the garage directly on their boundary, as it could potentially shade their terrace.

For these reasons, the green arrangement was suggested as an alternative.
