Well, we haven’t bought a kitchen yet and are open about it. It would be nice if the floor plan allows a lot so that one could possibly take advantage of a display kitchen or offers.

Thanks, I’ll keep that in mind.
Do you mean the bed or the wardrobe under the slope? Both don’t work... or do you mean the dressing room?

We agree, we’ve already noted that. We are happy to give up some space in the bedroom and give it to the children. Let’s see how that can be done, it also depends on the ground floor.

Yes. One easily forgets or represses that children do not stay 1.10m small their entire life and from a certain age want a reasonably sized desk and maybe also a small couch... or at least an armchair so you don't always have to sit on the bed. Occasionally, two friends might come to visit as well...

I quote the Hessian Building Code:

In the setback areas of a building and adjacent to it without its own setback area, the following are permitted

Garages including storage rooms on a neighboring boundary of the property up to a total length of 9 m, including roof overhangs; above ground level, the average wall height on the boundary side must not exceed 3 m and the area of this wall must not be larger than 20 m 2,

I have to include that as number 2 in my ranking of the most impractical reference point definitions :-(
