Procedure for constructing a new single-family house on an existing plot

UG / OG makes no sense with this property.

EG and OG/DG work here without retaining walls.

Then make the house a bit bigger instead of the basement.

I would set the ground floor to 499 finished floor level. That also works quite well with the garage in the north.
