A year ago, a few people thought the same. Then prices exploded again, along with interest rates. Whether the trend will continue... at least with construction costs, there is slowly no one left who could still pay the prices being asked. Key interest rates are likely to rise somewhat more, how far that will affect the long end is another question.

How are you building? With a general contractor or self-contracting? If you intend to self-contract for individual construction phases, it can also be useful to take advantage of "availability gaps" with the executing companies. For example, doing the basement or the slab when the earthworks contractor has time (and offers a better price than if he has to do three contracts at the same time). So definitely push the planning forward and submit the building application so you can start when it’s advantageous for you.


It was already written that this is not correct. A friend of mine just dug the excavation after ten years. Of course, with regular extensions of the permit.

Hello everyone,

thank you for your further contributions. We have already spoken with an architect and are waiting for the first appointment to have a professional design created based on our initial drafts. Additionally, we are in contact with the bank to see what would be possible at all. Of course, it now also concerns finances and feasibility.



We would like to carry it out with self-contracting in order to possibly use the things you mentioned. Whether that really works, we'll see. Additionally, we have contacts with some companies for partial trades that we would like to incorporate.

So we are starting with the planning, let's see what happens in the next few weeks and whether it really results in a feasible project that will start next year.

Please do not show the basic drafts to the architect, but write down what you want. This way, the architect has to be creative!

Hello everyone,
in the meantime we have gathered a lot of information and started planning, this week there is still a follow-up appointment with the architect and there has already been an appointment with the bank.
As expected, it is now of course about the dear money. We simply find it mentally difficult with installments exceeding 2k.
Roughly speaking, the household income is 6.5k and the expenses are 3k. There is still a little buffer on the income side, but I do not want to (yet) include it in the initial assumptions, the expenses are calculated quite precisely and rather generously.
What would be your feeling regarding the installment?
I do not want to come around with the previous calculations and information from the bank at first. Depending on repayment and interest rate and the composition of the financing, currently both above and below 2k seem possible. It is first about the feeling of an installment and what one dares to pay monthly with a clear conscience.

With the information... what are you supposed to do with that... How much is your rent, for example? You pay it anyway, whether for an apartment or a house.

Otherwise, there are general rules of thumb. No more than 35, maximum 40% of net income as a loan installment, so for you a maximum of 2,600 EUR. And there should be a 2% repayment.

How much installment you can afford is something you have to decide. Because you know best what you are willing to give up for the dream of owning a home and what not. You have to ask yourself that very realistically. For example, it doesn't bother me at all if I don't go on vacation or even fly. Others would consider that a massive loss of quality of life. Or for us, one car is enough...

In any case, it makes no sense to set unrealistic goals now like "Then we'll just live like begging monks for the first 10 years," because that doesn't work. Not as a couple, and certainly not with children.[/B]
