In the subforum Floor plan planning. With your actual topic, you're more likely to reach the finance users than the planners. Even I, as a "planner," happened to end up here, but I won't do anything without a completed questionnaire (being able to). Whether you call it rotating? Actually, you place a house on the plot as it fits best. Unfortunately, this tool is used too little. Ideally, you place the walls in accordance with the terrain ;)

In my design, the finished floor in the basement is at 496.3 m when used as living space. Your lowest point on the property is 496.4 m.

My version should generally work without a basement. With optimized earthworks and retaining walls.

I also swapped the kitchen with the living room. The utility room becomes the HAR and a storage room can still be partitioned.



I rotated the house; if a house is built to the south, the view should not be so obstructed.

Take a look at the architect’s house Vero.

Your planner’s design also works there. The upper level then reaches 499.75 m and the lower one 497.05 m.

If the usable basement is within budget, the only objection left is the tower construction. I would at least move the basement 3 m to the southeast so that a roof terrace can be built on top.

That looks good :) I think it’s pretty close to the heights of our variant with basement. The retaining wall at the bottom of the garden? That would mean the entrance through the front door would be at 499.75 and the exit from the basement at 497.05? The garden area in front of it would then also be at the same level… so it does work like we want it to?! Unfortunately, I can’t follow, please explain ;) But what am I supposed to do about the tower? You have to face the music if you want to keep the basement…

These are the elevations with your planning if the basement ceiling is reduced to about 2.40 m.

My version without a basement should work due to the mass balance and the optimization of the upper floor (knee wall about 2.00 m) with the heights drawn in the plan. If you go about 75 cm higher, you also have to fill 75 cm more. With the basement version, you can then use the excavation material to balance the level.

So when you look for drafts and views on the www, I think our project regarding the "Turmbau" is still quite okay, or am I mistaken. If I look at the picture attached as a comparison, the house of course rises from the garden, but is that already a tower for you?
