Overwhelmed... Is my calculation/my knowledge correct!?

Good evening.

A lot has happened, we have had discussions with 7 different BU’s in the meantime to gather experience and to explore. Two are still pending..

I can report in more detail in the coming days in which direction it’s going etc..

Now more about the following, namely about Schwörerhaus. What I do not understand and actually also cannot believe is that Schwörerhaus is the cheapest!??? Even cheaper than the supposed “cheap providers”.

Look here:

Promotion house with 143m²: €196,216, from basement ceiling level, turnkey finish (meaning floor installed, painting done etc., so the “real turnkey”).

+ €20,000 BP
+ €50,000 BN

= rounded €270,000. The standard Schwörerhaus equipment is very good! Sockets etc., all perfect, enough included. There is an additional charge for the air-water heat pump, let’s say €8,000.

That makes €278,000. But the own contributions have to be deducted, because I do the flooring and painting myself, so - €18,000.

That makes €260,000!? And everything is included then! Other offers are at €280,000 with the same or worse performance.

How is that possible??? Something must be wrong, right? Can someone with experience tell me something about it? Is there trickery involved here? Schwörerhaus is considered to be high quality and expensive...

How is it with such companies if you actually want to change something in the floor plan, for example if you want an additional room but with the same total m² area? It is always said that small changes are free of charge. What does that mean in reality? The salespeople can tell me a lot. What if I want/must change something in the floor plan?

How much do they add on the sqm tile price? For example, there can quickly be some really hefty costs added. The same applies to painting work. Then you have to compare what is additionally included or added on the side, e.g. [Bodengutachten, Vermessungen, Bodenarbeiten] etc.

Everything is included in the €50,000 BN. Soil survey, measurements, earthworks, etc. Really everything.. 50k is very realistically calculated based on what I have found out. Including buffer for deep foundation.

Oh what was that.. I think €40 per m² tiles!? Definitely well calculated..

...the offer applies to the first 100! Are you in or already number 101, where surcharges apply? Otherwise, regarding the promotion houses: this is how it is, no other way. Period! One change, and you’re out of the big pot

Be that as it may: nice offer! But don’t be fooled by the photos, they show additional equipment.

Also a good tip, I didn't know that. I'll ask about it directly. The thing with the change is also interesting.. Are you sure about that, or is it just a guess? Because we would have to change something! Best regards

I am sure about the change, as long as other home builders offer it _exactly the same_. Other companies will not handle it differently, otherwise they would not be promotional houses. It even says so at [Schwörerhaus]!

PS The fine print is always important – so please don’t mess up the comparison!
