I will not comment on the room layout; there are enough helpful users here ;) However, I am happy to fulfill my promise regarding a rough cost estimate.


What exactly does that mean?

I am trying— even though I lack the measurements— to estimate the floor plan you posted; however, execution as a solid house and given parameters. Hopefully, this will help you as a reference.


I assume a floor plan of 9.20 x 11.50 m (including bay window)/ 10.00 m without bay window, roof pitch 38°, knee wall 1.00 m, resulting in about 135 sqm of living space.

Single-family house, KfW 70 including air-water heat pump and medium equipment: TEUR 203
Painting work/floor coverings in EL: TEUR 20
Outdoor facilities in EL: TEUR 10 (only the essentials)
Additional construction costs: TEUR 30 (the ancillary costs for the plot have already been paid)
Carport 3.00 x 6.00 m plus storage room 3.00 x 3.00 m: TEUR 8.9
Reserve for extras: TEUR 10

This results in a total of about TEUR 281.9 with "normal" soil conditions.

Now it depends on how sloped the plot is and what additional foundation costs may arise from the soil survey.

Many thanks for this as well. We also estimated around 190,000 - 200,000 for the house. We plan to build the carport and tool shed later.

From the neighbors, we know that the soil is not the best. What would be the worst-case costs that could arise due to an unfavorable soil class for a house like this without a basement? Or is that not even possible to estimate? We once considered having a soil survey done in advance. But I have read that the samples are taken exactly where the house will later stand on the plot. So the survey should only be done once the planning in this regard is sufficiently finalized.

I am not an expert, but we have now completed the shell construction. Under our house, which is built on a slope, there is only clay, so not exactly the best either.

We had an expert report done beforehand, and after that, the ground settled for the time being: He recommended soil replacement up to 80cm below the foundation level and refilling it.
Then the trade supervisory authority came along and temporarily shut down several construction sites in the area at short notice because they had cut their slopes too steeply --> risk of sliding. So that meant possibly a Berlin wall support.

In the end, however, everything turned out quite differently: The expert inspected the pit, then only the frost skirt had to be reinforced, soil replacement was not necessary. And fortunately, we were able to prove the stability of the support with a lab test 4 days before the basement construction.

You see, anything can happen. Better to have 10-20K€ more for incidental building costs in reserve than having to finance later. And if you don’t need it: you will surely find somewhere to spend the money, if necessary, there is a special repayment ;) But wasn’t there a funny thread a few months ago where someone asked what to do with leftover money after building a house? ;)

Of course, we did not have the retaining structure tested, but the 65° slope ;)
