Opinions on the house floor plan wanted

That’s easy to answer. We’ve had the plan to build a house for quite some time. Early on, we went to a prefab house park to get some impressions. There we also decided that we wanted to build a solid house. Since we didn’t know financially what we were getting into, the plan was clear: we oriented ourselves on the house we liked best and then just started. We didn’t want to spend the presumably good four-figure amounts for an architect yet, since we didn’t even know if we wanted or could build at all. And so the tragedy took its course.

What do you think about showing drafts 1.0 and 2.0 here alongside this draft 2.6 as well (also gladly scaled down, just for comparison)?

Oh dear, I think I’ll get torn apart in the air even more than now. But let me check later what is reasonably presentable. The first plans were still without the side entrance. But the problem is that with direct access to the garage or the entrance there on the side, we will always have a long hallway. Although this hallway doesn’t bother us at all.

the only things I like are the big garages and the idea of the underground garage or lifting system/glass floor. Feels a bit like the “jack of all trades.” But now another question, how do you want to finance this huge hut? The garages alone could almost be worth a small single-family house.

We already went to 5 banks before we even really started working. We had them offer us different modules and would have already chosen the right financing for us.

The thing with the kitchen is that maybe Küche U V1.1 fits into the floor plan but for example Flugzeugträger V2.3 does not. That's why before the floor plan is finalized, get started with the kitchen planning if the kitchen is important to you.

The kitchen is important to us, but not in that form, rather that it is functional and offers a lot of workspace. I think you can almost always manage that.

your garage has a larger footprint than an average single-family house. I would be interested to know how expensive such a garage is.

I advise you to have a soil survey carried out now, as I have not read anything about this yet. Then take the results to architects and have them create designs based on your wishes and the template. If you do not yet have any information about the soil, further considerations may be pointless.

The garage will cost about 50,000 to 60,000 with quite a lot of own contribution (Thanks to the family ). There is no soil report yet. However, we have already spoken with 2 neighbors, the soil is great to work with, we are not the only ones with a basement and a granny flat. On the other side of the village, however, everything is stone and would have to be blasted.
