Do you also have to keep a 3m distance for the garage? They are often allowed to be placed on the property line.

We don’t have a basement either. But we have a huge attic and a storage room for stuff we need regularly. Our garage is 7m long. A lot fits in the back. And later, there will be a small shed for garden stuff. If that’s not enough, I don’t know.

150sqm is enough. It also depends on your wishes. Having a very spacious living area was important to us. That’s why the kids' rooms are smaller (11/12sqm). I’m of the opinion that the youngsters don’t need 15sqm. We also don’t have a guest room or a junk room. The bathroom is also manageable.

I find the children’s rooms really quite small; our guest room is about the same size and format.
For bed, wardrobe, desk, etc., half the space is quickly gone, and kids also want to play sometimes, or you might not always want the building blocks lying around in the living room because there’s no space in the children’s room.
But well, they would have also lived four in that room back in the day.

Regarding the original question, there is about 10m space between the house and the street if I remember correctly and see that right?
One should perhaps check if and how far the garage can be built outside the building window so that this is available for the house.

First the house planning, how big and how expensive. Of course, the location of the garage/carport should be planned, but your question relates to a section of the development plan that _you_ have read, but we have not, and the image certainly comes with a legend and explanation. Therefore, we cannot help you here. A good building consultant or architect also knows what to make of the 2.59.

Regarding your last question: among others, building experts do this professionally.

: The children are still very small. Our eldest has 8 sqm now and that's completely enough for him. Most of the time he plays in the living room anyway (hence the size). That's fine too. It's meant as a large family room where playing is also allowed. And as teens, they no longer play with Lego and dolls on the floor, but sit in front of the PC or TV. For that, I don’t need to pay for 15 sqm. I grew up with 10 and 11 sqm rooms. My brother with 9 sqm. That was more than enough space for all of us to play.

At the Verband privater Bauherren you can purchase comprehensive services that help you review construction contracts and scope of work descriptions. At the same time, you can book some appointments with an independent expert. Whether all of that is always necessary is the annoying issue. Do I need construction performance insurance? You only find out afterward whether you needed it. There are certainly some threads here dealing with legal review and construction inspection. How much you want to pay for it and whether you want it or not.

About the lot/house.

We are also building without a basement. When we received the offer for that, we were stunned. We solved the whole thing with an attic (for things like Christmas decorations or such) and especially with a large garage (6x9m). Two prefabricated garages side by side that then form a double garage (of course without a dividing wall), and at the back a garage is attached crosswise. That means you have a whole garage for stuff that doesn’t find a place in the house and isn’t too sensitive (tools/car tires etc).

As I said, in the past several children used to sleep in such rooms. However, especially in the teenage years, they may eventually want a bigger bed, a couch with a table, and a slightly larger wardrobe. Depending on what they study, they also need some space during their training. I also had a room of about 10 sqm at times and it was a nightmare, the tennis bag is in the way here, you can barely get through and things pile up everywhere. Cleaning such a room is dreadful... When the children are small and friends visit, you might not want them to be in the living room, and later it may be the other way around, when the children want some privacy. That’s why I would rather deduct 5-10 sqm for 2 children’s rooms from the living room, although I also like to have this room generously sized...
