Are construction costs transferable to small houses?

Furthermore: Unfortunately, in terms of quality, it did not leave as good an impression compared to Schwörerhaus. To be fair, the prices were also cheaper, I think 120K instead of 180K for a 50sqm house in a U-shape, delivery time was 6 months if I remember correctly. The "large" windows were all much smaller than at Schwörerhaus (Flying Space), and you could not change that either. My gut feeling immediately said no. Back then, the width of the units was also quite narrow (3m?), they said that soon new, wider houses would be coming. But if the first impression is already unpleasant - better not. With HomeOne (CabinOne/etc), you also cannot change the floor plan/windows as far as I know, but the standard floor plan simply convinces me right away, at least based on the pictures. Of course, I still have to see it in person with a reasonable delivery time.

Short update on the phone call with HomeOne: I am really impressed with their saleswoman. I was able to clarify all my questions, took notes on 5 pages because the speed and density of information were just perfect. They seem to really guide you well and to be well organized.

The delivery times also fit (understandable and therefore feel "modern" to me): 3 months approval phase, 6 months waiting for production slot, and 2 months production and delivery.

I was also told when it’s best to start my demolition. I only have to sign the purchase contract after the ProjectFit phase is successful, meaning if the building permit, checking delivery options, etc. are positive. If it doesn’t work through no fault of my own, the money will be refunded. With schwörerhaus I would have had to sign for everything immediately before anything starts, and then you have to hope they keep their verbal promise not to enforce the purchase contract, and I don’t get the costs for the checks back (which is fair, I think).

That means I’m currently super hyped, now just need to get through the workweek, sleep on it a few times, and if I still have a great feeling, start.

I have nothing against the fact that things like the kitchen etc. are already perfected and I can either build according to their model or simply buy their product. This way, one can normally continue with their profession during the planning phase (I am basically self-employed). And as is well known, you build your first house for your enemy, so I have nothing against not planning everything completely myself :D then maybe I avoid the saying ;-)
