I will never understand that these providers are called the "Billigheimer". In the end, at the very bottom line, you will see that you still have a normal house price.

The thing with the developer is really difficult... Choosing the right one is worth its weight in gold.

Regarding the plot , we haven’t bought it yet. Not until the next few weeks.
So, you would recommend getting a soil report before purchase?
I thought that was sometimes paid for by the developer!? We don’t want a basement, only a ground slab.
Can there also be hidden costs regarding earthworks?

As for the financial situation, I have €100,000 equity and want to borrow another €280,000 from the bank. I definitely don’t want to take out too much credit.
The plot costs exactly €100,000 including ancillary costs, which I will pay from the equity.
In total, I want to pay a maximum of €280,000 without outdoor facilities for the house, but everything must be included then, EVERYTHING, there is no buffer left. Furniture not included, we already have a complete house inventory.

We want to repay with a rate of €1,000 monthly. When my wife starts earning soon, we’ll pay off a bit more.

Does anyone have a concrete tip regarding developers in BaWü?

The soil survey is not done by the developer, or if it is, you pay for it anyway. I would definitely have it done beforehand. The soil must definitely be load-bearing and, if possible, not contaminated. Additionally, there is always the risk of groundwater, which can cause problems even without a basement. If the property is on a slope, it gets more complicated, and you will also need to plan significantly more buffer for ancillary building costs.

You can build a house for €280,000. After deducting ancillary building costs and some buffer, there is still €200,000-220,000 left for the house. However, a lot of special features are probably not included.

I don’t think security windows fit into the budget.
For example, I would also consider which own contribution I can realistically make and how flexibly the construction company deals with it, that is, whether the corresponding discounts make it worthwhile.
25 k€ in additional costs would have been enough for us 3 years ago without a basement, today it could get very tight.

What I can say, two acquaintances have built with Town & Country. You can see that these are not luxury houses but really in the lower price segment, however both are satisfied and everything went smoothly.
The Heinz von Heiden thread here in the forum would put me off a bit.
There is also another one, I think a Romanian company, that builds you a timber frame house according to plan.
The planning is done by German architects and you also have a warranty.

The interior construction (technology etc.) is done by German companies. Have a look at arcso.ro
For people with a tight budget POSSIBLY:!!! an alternative, I know someone who was/is highly satisfied.
You can also visit a house they have already built here and look at everything or ask the owner how everything went. They don’t make a secret out of it...
