Hello .

I would also recommend that you take a look at 1-2 model home parks. It doesn’t matter whether they are finished or solid construction. Just look at some houses to determine which style and size suit you.
After that – as a previous speaker already mentioned – select a range of possible builders. We limited ourselves to 5 at the time, and after the first consultation round, you can already cross off at least 2 just based on gut feeling.

In the end, we had 2 very comparable offers (including costs for additional requests, etc.) with fairly similar floor plans. That made it very easy to compare (scope of work!!!). Ultimately, both companies would have certainly been good, and in the end, it was a gut feeling that made the decision.

Just get some advice and roughly think about how much you want/can spend beforehand. The price can be adjusted upwards very quickly and easily, and downwards you can still reach your own maximum amount with a few compromises.

Have fun scheduling all the meetings for the talks.

No, no property developer!!! A property developer sells house AND land together. Find a reputable BU or a GU/GÜ

I would always be cautious with the term budget provider. These providers build you a house to the technical minimum standard. Whether that is enough for you, you have to decide.

Whether your construction proceeds or not depends entirely on your preparation and the competence of the construction manager. If that is lousy, you hardly have a chance – regardless of the provider.

I can only report from our experience. We are building our bungalow (also without a basement) with Heinz von Heiden as well. I hope the start will be in a few weeks. In our region, it feels like every fourth person builds with this company.

But what I can already tell you now: with €170,000 you will never make it for the house. For that money, you get the standard bathroom (there really are nicer ones), the cheapest roof shingles, cheap stairs, etc.
You will upgrade most things, and it adds up. We paid an extra €3,000 for the bathroom and only took minor upgrades.
Also not to be underestimated are the additional costs for tiles (you only have €25/sqm) and the electrical package, where fundamentally too few outlets are calculated.

Regarding the soil report: Most companies require a report. If you already had one done before, you can offset that cost.

So definitely have one done before buying the plot. We also did it and found out that we comfortably need to go 1 meter down so that the foundation slab lies properly. On top of that, there are fill requirements. In total, we need to go 2 meters up again and cannot yet say how much soil we can bring back. The cost is a maximum of €34,000.

Plan at least €20,000 as a buffer. Rather more. That money disappears very quickly.
We are expected to pay €420,000 for our construction project. Monthly installment €1,420 and we will be done in 26 years.

How much of the €420,000 does the land make up, and how big is the house?

The land with 964 sqm cost us €122,000.

The bungalow will be a 14x14.5m bungalow.

Surprisingly high costs:
We had to change the roof due to building regulations + €7,000
Additional costs for the fill (planned 20k) + €14,000 --> Worst case
Lifting system for wastewater + €4,000

What does that make in living space? Between 150 and 160 I assume? That is not exactly small and the plot also makes a difference, as well as additional costs of about 25 k€. Depending on where you build, you can come in well over 100 k cheaper...
