Wasn't the OP from the Swabian region? Tübingen is an expensive place.

Our house costs us almost exactly €220,000. We don't have a lot of luxury. Underfloor heating and district heating. No solar. Ventilation system. We have the medium package for tiles (bathroom, hallway, utility room, storage room, guest WC), we have upgraded the electricity to the large package but will probably still add more. We chose roof tiles one class better (€2 more per sqm) so they don't turn green so quickly. No staircase (and those aren't cheap), standard security windows (standard at Heinz von Heiden). In other words, what almost every house has nowadays. We looked at prices for a normal single-family house (€220,000 plus). Yes, you can certainly build cheaper, but then you give up quite a lot.

Oh, and yes, the complex then has 162 sqm.

ok, at about 1350 per m² you are of course very cheap, but if you can live with the equipment like that, there is nothing to say against it. District heating means you do not have your own heating system, which also costs quite a bit, right?

New questions:

1. I read that one should get a lawyer for the contracts, which is quite expensive... Which contracts are we talking about? Is that really necessary?

2. Attached is a picture of the plot (477.46)... the problem I see is that there is very little space for the garage. You can't open a car door there. If I make the garage 50cm wider and keep the 2.5m distance on the other side to the neighboring property, then I come to a width of about 9m that the house can still have. I am calculating with a width of about 14m. I can live well with the length of 15m. But the 9m!?

We want two children, so four of us living together. I think it should be around 150m², right? In addition to the BU, we still have to find a suitable house from the BU's program =/

3. A basement is too expensive for us, the question I am now asking myself is, is there a clever way to acquire storage space? Maybe a garage with storage? Also, what kind of "garage" would be an option, since we would have to build it directly onto the house, it would take away light or window area, right? Or maybe the garage can be built offset, first the garage and then the house, since the house probably won't be 15m long..... THINKING. What do you think?

How would you best work with / divide the building window?

A development plan must be read in its entirety. The way you interpret it, your neighbors should not be allowed to build a parking space or garage.

You should generally start with the house construction - it looks like the garage will be postponed for cost reasons anyway.

The expert is there to check the construction contract for pitfalls. In addition, someone should inspect the construction - especially with low-cost construction, it would be your insurance to book expertise.

Regarding 3: see above. Others have already built without a basement - the topic of basement can also be entered into the search here.

I assume that you have honestly earned your equity, maybe also inherited it? Furthermore, I assume that you have no legal knowledge?

The money you want to invest in land and house construction is certainly not little. Wouldn't it make sense to have someone who knows about this look over the contracts before a financial loss occurs? And furthermore – in this context, isn't €500 peanuts?

There are certainly more solid and reputable providers than this forum might make you believe; on the other hand, your own future and that of your loved ones should be worth something to you.

I would even advise you to take an additional step and have the construction description of your preferred provider checked by competent parties.

What do you mean by that? Not to think about it for now!? Why?

I have read the development plan completely, I am familiar with the TH, FH, angles, planting, etc.

Of course, it makes sense to check all that, I was not aware of that.
But what exactly?

- The construction service specification
- Which contracts? What makes sense?
- Who checks such a construction, what are these "people" called? They come to the construction site and look at everything!? What can such a person cost?

Can someone recommend me for the review of the BL etc.?
Can it also be done online? Is everything available from a single source?
