Yes, trade show kitchens are a well-known gimmick to tie in unsuspecting customers and shamelessly take their money.

Just a little update



Yes :)

We visited the neighbors again.
Got the building plan from them, which was stamped in 1994.
And also got some info about the house and a small tour helped us a lot.

So the entrance area is basically the basement, the lower ground floor. Here the neighbor still has an office and a really nice entrance area.
The land is so flat you can hardly call it a hillside location.
The good thing is we don’t have to excavate any soil, just push it to the back.

Above the lower ground floor is the fully developed ground floor with kitchen, living/dining room, and toilet.

Then upstairs are 2 kids’ rooms, bathroom, and bedroom.

The attic is just a big room that now serves as a playroom for grandkids.
---> approx. 170 sqm living space.

That won’t be cheap :(

We went again to Fellbach to the prefab house exhibition:

Hansa Haus:
Good conversation
First rough price house + additional costs incl. kitchen furniture etc. €590,000
Here the attic is not developed. But with photovoltaic + heat pump and carport + outdoor area + additional costs

Fingerhut Haus:
Good conversation.
We expressed the same wishes here as well
Offer is expected next week

Schwörerhaus
Appointment in 2 weeks

Talbau
Appointment next week

Currently my biggest question, which I have already tried to research, is which wooden wall from which provider is the best.

I also asked mass providers:

I have a contact to the boss through family relations but I’ve heard a lot of negative things and the lady on the phone was also very clueless and rather bad conversation as well as the very late appointment.

We have already given up on €450,000. :rolleyes:

We have a first appointment next week at the house bank to inquire what is possible, what is not, and under what conditions.

Have you already read what I wrote? You are really not doing yourselves any favors by going through all the house manufacturers now, as long as it is not clear exactly what you want and what budget you really have.

Why always the well-known big names. I would tend to go for a smaller local general contractor who can put something individual into the gap for you, because in your case you won’t find much off the shelf. At house exhibitions you can get impressions. Before you start contacting all the companies, the rough concept of your wishes must be clear and also the available budget.

I have, yes.

I approach it as if I were procuring a production facility (I am a mechanical engineer).

Basically, I need to know who does what and at what target price.
Is the counterpart interested in working with me?
Can the counterpart do what I need?
At what target price can they do it?

That’s usually how the first decision-making phase goes for us when we procure systems, machines, automations externally.

Then we work out the requirements and specifications together.
Then a technical offer, and then the purchasers come and negotiate on the final price. :)

I was able to rule out quite a bit already.

But what exactly do I need to know?

Due to the development plan and because it’s a terraced middle house, we’re already quite fixed, basically nothing can be changed.

We want turnkey.
I know I want the basement to have an entrance area and an office plus the usual basement stuff.
I know I want/must have 2 full stories above that.
Ground floor living/dining south side, kitchen north side, terrace out back from the kitchen, eventually a conservatory on top would be a dream.
Whether the staircase is open or separated is still a topic.
Upper floor 2x kids, hallway bathroom and bedroom.
Attic one stair up not yet developed.

But I already wrote that in the very first post so I guess that’s not enough for your opinion

We want a heat pump in the basement + photovoltaic on the roof.
Underfloor heating + cooling,
A carport in front where possibly a balcony could be added later like the neighbors have ---> sort of semi-legal.

I think we can manage with the standard that a Schwörer house and co. have in windows, floors, etc. We naturally factor in extra costs here.

What else do I need to know?
Financing. Yes, we are very cautious with our estimates here. Typical Swabians. But I think that shouldn’t be a problem. We are very well positioned here. Only unfortunately with our first naive limit of €450,000, which was more a wish than a limit, we don’t make it. Hence also the appointment at the bank.

I come from the software industry and am basically familiar with the process. And I also believe that you guys actually do the process differently than you are doing it right now.

Basically, everyone has an interest, because they want to sell you something and make money from it. The mere fact that everyone has a bunch of representatives in model homes should be proof enough for you. Basically, many companies can build the desired floor plan for you, regardless of whether it’s prefabricated parts or solid stone on stone. A rough price is only as good as the requirements it is based on. If you have the same floor plan with all of them, the same quality level for tiles, flooring, etc., and the same scope of services, then you can compare prices. But I can guarantee you a few things: 1. the scopes of services are not the same 2. the materials and installed building technology are not the same or equivalent 3. the houses are otherwise also different (I’m just saying unfinished attic...) 4. no matter what you clarify now, you will change it several times 5. a flat estimate for the costs is sufficient for you in your phase.

In your phase, in my opinion, you have two important tasks: 1. clarify finances. How much can you afford, where might you possibly do your own work (a carport from the house builder, for example, is outrageously expensive compared to a kit). Where would you be willing to make compromises if it otherwise is not enough 2. create a reasonable floor plan from the room program. You can’t just build a floor plan from the catalog between two existing houses, and accordingly no prefabricated house builder can give you more than a flat cost estimate. This will definitely be a task for someone who knows about it. You can then supplement the floor plan with further requirements (heat pump, photovoltaics, underfloor heating,...) and request offers. Then you will get offers that are somewhat comparable.
