House contract Massa Haus GmbH from Simmern - Preparation

It is a private individual who has put 2 plots of land (next to each other) exclusively up for sale by Massa Haus, for whatever reason.

If you actually get the plot of land, please post it here as a positive example. So far, in my opinion, there isn’t a single one! All just decoys. Especially with Massa Haus, I would be very cautious, they do not have a good reputation. Before you sign anything, ask if you can show the contract to your lawyer. They should then check whether you can get out of the contract at zero cost if the plot of land is "strangely" not available after all.

This is how it is supposed to proceed: We buy the plot directly from the private person and then build on it with Massa Haus (real estate transfer tax only on the plot). Massa Haus will of course only broker the plot with sufficient security.

I'll put it this way: the deal can be very shrewd. And since you mention the "real estate transfer tax only on the plot" sentence, I assume that some "truths" are being fed to you. So be careful!
Before signing the contract, it should be possible for you to review the contract for at least 14 days. During this time, please have it checked by a lawyer.
