Is financing a single-family house feasible for us?

We live rent-free, hence the high savings rate. But we are also frugal. The garage with 40k is probably really the best buffer. Outdoor facilities are also buffers. But years without a terrace/garden/house entrance aren't fun either.

With a basement, your calculated costs won't be enough. The bank will hardly accept €100,000 of own contribution. Besides, you also need an architect, who is not exactly cheap.

Correct. But you build the garage first and the garden very last. Only then do you realize that the money is gone because of the previous trades, so the holy metal beauty looks wonderful but you yourself walk into the house on pallets and stomp with rubber boots through the moon landscape left by the construction machines instead of the Garden of Eden. Feel free to choose your priorities yourself.

Better to keep 40k for the outdoor areas in reserve and additionally the 40k from the garage. Almost everything can be put into the house in an emergency. And if worst comes to worst, you just take 20k for the garden and the metal beauty for the essentials like terrace, entrance, and fence and a gravelled area as a parking space. Currently, I don’t see any buffer with you, for anything.

Allegedly, financing and the construction contract are already ready to be signed. I just don’t see any buffer. And the offer is actually too good to manage without a larger buffer, probably cooked up. Especially for Upper Bavaria!

My best friend is an architect and drew our submission plans more or less for free. We have many friends and relatives who will help us.



We do not really have a "total price offer." That actually worries me the most. We have requested quotes for all important trades, but a quote is not the same as a final price...
