Although the question about the necessity of the basement is quite sensible, don't let it throw you off course. In our residential area, besides the semi-detached houses, only two of us are building a single-family house with a basement, so less than 10%. We were also faced with opposition here and among acquaintances back then. But we really thought it through well and now enjoy the spacious ground floor layout, where no utility room had to be accommodated.
However, as has already been pointed out several times, your cost breakdown should at least be viewed with a question mark, especially since you have not posted it here yet. That would really help to give you more concrete advice on whether it will work.
Purely from the financing needs and income, there should be no problems with you. One could even consider financing into retirement to reduce the monthly burden with a longer term. Then, of course, special repayments really made and not just as a non-binding plan.
But the cost breakdown is also where it gets tricky....
