I always think the same. Often it is acted as if you only have to keep renting in order to live in luxury.
The monthly burden in our area (and probably everywhere else, just on a lower level) is not much different.

By the way, I also think that you can definitely live a normal life with €3,000 rent-free. Millions of people in Germany do that. It's all a question of lifestyle. But please just calculate with higher construction costs. It would be bad if the money runs out and nothing follows quickly, then it gets unpleasant.

... At least, if you want to rent an equivalent property that even remotely corresponds to your own house. After building the house, I casually looked in my city. The difference between my payment and the cold rent of a similarly sized, new, and comparable rental apartment with garden share and parking space is 100€. Of course, I could have continued living in my smaller Plattenbau apartment for significantly less cold rent.

Apart from that, no one is really forced to buy, build, or rent in metropolitan areas. If it is not enough in Munich, one simply moves. But if one absolutely wants to stay there, one has to swallow the bitter pill. And no, except for very few exceptions, one only puts pressure on oneself to HAVE to stay somewhere

Munich has never been affordable. Meanwhile, in southern Germany it is now such that even the most remote cow town is no longer affordable without inheritance. But renting in the cow towns costs almost nothing...
