Is financing a single-family house feasible for us?

So we also had offers for everything and were at 450k. In the end, it was 570k, even though we did a lot ourselves spontaneously. And that’s just because a little bit more was added everywhere. Usually, you haven’t sampled everything yet.

I always say offers plus 20%, then you’re well on your way...

Sounds really very naive. Just enter your calculation, then you will get feedback on the estimated costs of the individual trades.

Don’t let yourself be unsettled, your project is doable, a basement on a hillside and a small house is rather an advantage. I think many here don’t really realize how expensive building in Upper Bavaria is... yes, there is simply no 400 sqm garden with a robotic lawn mower, that’s just how it is... however, renting in the area is also so expensive that you can/must still accept it in order not to give all the money to the landlord. I think it’s great that your parents are helping so much, but also make a Plan B, even the best families have had disputes during construction and suddenly you have to take over the construction management yourself... And definitely have an expert take a look now and then...

That won’t help much since, except for the shell construction, all trades will be awarded to family or friends.
Whether the friendship price actually applies is hard to judge from the outside.
But we have also helped many friends with building, so it’s not unrealistic.

Well, we will definitely build, the question is just how many wishes we better say goodbye to.
And I do not see no cash flow besides the monthly installment. We have lived on 1000€ per month so far, why shouldn’t that continue? So 1800 installment + 400 additional costs + 1000 living expenses would still leave an 1800€ “buffer.”
The salary also won’t stay the same, so there will be even more buffer coming.
So I can’t see it as negatively as many here do, but it’s hard to explain sufficiently well in a few lines.

The fact remains, the estimated 470k will probably not be enough. Most here seem to agree on that.

The point from my perspective is the following: If €470k suddenly turns into €600k, €1800 will quickly become a €2200 installment. Then you have your first child in 3 years and the woman’s salary of €2500 will immediately drop to only €1600 (part-time). And out of the €1800 buffer (which I consider optimistic), suddenly only €500 remain. For me, that would be too tight. I would scale down and omit the basement and garage.

well, as a civil servant, they will at least receive child allowance and be in a higher pay grade. That means a few hundred euros more again.
